New Construction Homes in Spruce Grove: A Buyer's Guide (2026)

Short answer: Spruce Grove is a city of about 44,500 people (2025 provincial estimate), roughly 11 km west of Edmonton along Highway 16A. It has one of the busiest new-home markets in the region, with show homes in several communities, including Easton, CopperHaven, Greenbury, Tonewood, Fenwyck and Stoneshire. You'll find townhomes, duplexes, laned homes and front-garage single-family homes. The builder's show home staff represent the builder; you can have your own REALTOR® representing you, and in most new-construction purchases the builder pays the buyer's-agent commission.

About Spruce Grove

Spruce Grove sits beside the Town of Stony Plain and is surrounded by Parkland County. It has been one of Alberta's fastest-growing cities over the past decade. Residents share the TransAlta Tri Leisure Centre with Stony Plain and Parkland County, and the city has the Horizon Stage Performing Arts Centre and more than 40 km of trails, including the Heritage Grove Trail through mature forest.

Why buyers look at new construction in Spruce Grove

  • Location: west of Edmonton on Highway 16A, with quick access to west Edmonton, Stony Plain and Acheson.
  • Choice: multiple communities building at once, so you can compare builders, lot types and price points in one afternoon.
  • Home types: from townhomes and duplexes to laned homes and larger front-garage homes, including some golf-course and pond-backing lots.
  • Value: buyers often find more home for the money than in comparable newer areas of west Edmonton, but compare all-in prices (lot premiums, upgrades, GST and closing costs), not just the base price.

Spruce Grove communities with new homes

Phases open and sell out often, so treat this as a starting point. I'll confirm which builders are active, what's available and current pricing before you visit.

  • Easton: a Qualico community on the east edge of the city, along Highway 16A and Pioneer Road, with a show home parade, storm pond, trails and front-garage, laned and townhome options.
  • CopperHaven: an established newer community with a K-9 school and a range of single-family and attached homes.
  • Greenbury: a northeast community with townhomes, laned and front-garage homes from several builders.
  • Tonewood: a Melcor community across from Jubilee Park, close to schools and shopping, with duplex, townhome and single-family options.
  • Fenwyck: a Landrex community with both entry-level and executive homes.
  • Stoneshire: a Melcor community along the golf course, where you can choose your builder for available lots.
  • Harvest Ridge and Kenton: other growing areas where new and nearly new homes come up for sale.

Established Spruce Grove neighbourhoods

If you're weighing a new build against a resale home, these are some of the neighbourhoods I compare most often. With my construction background, I look at what's actually been updated in an older home versus what's only cosmetic.

  • Aspen Trails: a family-friendly neighbourhood near the Prescott Learning Centre and Living Waters Christian Academy, with Heritage Grove Park and playgrounds throughout.
  • Deer Park: in the heart of the city, building since the early 1990s and still growing, so resale and new homes sit side by side. Many homes are two-storey with front garages, three to five bedrooms and about 1,500 to 2,500 sq ft. It's bordered by Jennifer Heil Way, Grove Drive and Highway 16, minutes from the Tri Leisure Centre.
  • Fieldstone: central, north of Grove Drive and east of Calahoo Road, developed from the late 1980s. Many custom-built homes back onto The Links golf course, and it's across the road from Spruce Grove Composite High School.
  • Jesperdale: a popular newer community known for ravine lots, walking trails and upscale designs, with new construction on ravine-backing lots.
  • Prescott: on the eastern edge of the city near Jubilee Park, with modern layouts that suit growing families.

What to check before you buy new in Spruce Grove

  1. The lot: orientation, grading and drainage, what's planned next door (future phases, roads, parks, utility boxes), and any lot premium.
  2. What's included: compare each builder's included specifications, not the show home, which is usually full of upgrades.
  3. Architectural guidelines: many Spruce Grove communities have design rules for exteriors, fencing and landscaping that can add cost.
  4. Property taxes and utilities: they're set by the City of Spruce Grove, not Edmonton, so ask for current estimates when you compare.
  5. Commute and schools: test-drive your commute at rush hour and confirm school designations with the school division.
  6. The contract: possession dates, deposits, upgrade deadlines and price-adjustment clauses. See my Alberta builder contract checklist.
  7. GST: eligible first-time buyers may qualify for up to $50,000 in GST relief on a new home. See my 2026 Alberta new-home GST rebate guide.

Visiting Spruce Grove show homes

Text me before you go. Many builders have a policy about when your REALTOR® has to be introduced, and some require it on your first visit or registration. If I'm involved from the start, I can let the builder know you're working with me, or meet you there, and we can compare several communities in one trip.
