Fort Saskatchewan, Alberta · Neighbourhood guide
Current listings first, then prices, schools, the river valley and what I check on a home here.

Short answer: Westpark is the west side of Fort Saskatchewan, between the North Saskatchewan River and Highway 21. On Oct 3, 2026 there were 19 new and 4 resale detached family homes listed. In the 90 days before that, 23 detached family homes sold for $415,797 to $685,000, with a median of $590,000. Most of those sales were resale homes. Prices change often with market conditions and world events.
Market numbers: REALTORS® Association of Edmonton MLS® data pulled by Jay Lewis on Oct 3, 2026; detached homes with 3+ bedrooms above grade, 2+ full baths and an ensuite. Townhomes and duplexes are not included. Small samples swing a lot, so treat these as a guide, not a valuation. Prices change often with market conditions and world events.
Updated from the MLS® System. Text me the one you like and I'll tell you what I know about it before you book a showing.
What it's like, and who it tends to suit.
The City's Westpark plan covers about 500 hectares, with the river to the north and west and Highway 21 to the east. It takes in Westpark Estates, Westwood Trails, Valley Pointe, Forest Ridge and Windsor.
Homes have been going up here since the late 1980s, so you'll find 30-year-old streets with mature trees and brand new ones. The plan allows single detached homes, including small lots with rear lanes, semi-detached homes and multi-family sites.
Forest Ridge is where most of the remaining land is. The City updated the plan for it in March 2024, and a rezoning there went to a public hearing in February 2026. I couldn't confirm the result, so ask the City what was approved before you buy beside open land.
Confirm the school for the exact address before you write an offer.
Elk Island Public Schools maps most of Westpark to James Mowat Elementary (K to 6). A strip near Highway 21 goes to Win Ferguson (K to 6). After that it's Rudolph Hennig Junior High (7 to 9) and Fort Saskatchewan High (10 to 12). There's no school inside Westpark today.
Elk Island Catholic Schools runs four schools in the city. In March 2026 the division received provincial planning money for a new Catholic elementary school in Forest Ridge. It's years from opening, so I wouldn't buy for it.
The 196 hectare river valley park beside Westpark has the Red Coat Landing boat launch, a trout pond with a winter skating loop, a pavilion, an off-leash dog park and a piece of the Trans Canada Trail. Pryce Alderson Park has the Kin Family Spray Park. See my Fort Saskatchewan guide for more.

What that tells me: resale and new are two different markets here. Only 4 resale homes were for sale against 20 sold in 90 days, so a good one goes quickly. New homes are the reverse, with 19 for sale and 3 sold, which gives a buyer room to negotiate on a finished one.
I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.
On a 1990s or 2000s home, shingles, furnace, hot water tank and windows are all near or past their lifespan. I look at what's been replaced versus what's only cosmetic. On a new build, I line up what's included in the price.
Grading and drainage, the fence and deck, and what's behind you. Backing onto the river valley or a natural area is priced in, and open land in Forest Ridge may not stay open.
On a resale: the real property report, permits for basement and deck work, and when to bring in a home inspector. On a new build: possession dates, deposit terms and what the Alberta new home warranty covers.

It is not required, but the show home staff work for the builder. Many builders require your REALTOR® to be introduced on your first visit, so text me before you go.
Text me first at 780-220-8449, or book a 20-minute call. I'll pull current numbers, show you what's worth seeing, and help you negotiate. No pressure.
