Updated from the MLS® System. Text me the one you like and I'll tell you what I know about it before you book a showing.

About North Ridge

What it's like, and who it tends to suit.

An established first phase

North Ridge started in the 2000s and has about 5,400 residents. The City says the first phase is fully built, so most of what sells here is resale.

Nouveau, the second phase

The new homes are in Nouveau, in the northwest corner between Hogan Road and Villeneuve Road. The City expects it to finish within the next few years.

Parks and rinks

Napoleon, Natalia and Naples parks and Dixon Pond, with outdoor skating rinks, a fitness circuit and walking trails. It's residential only, with no shops inside the neighbourhood.

Schools and recreation

Confirm the school for the exact address before you write an offer.

Public elementary is split

St. Albert Public Schools sends the north and west part, including Nouveau, to Muriel Martin (K to 6). The south part goes to Ronald Harvey (K to 6). The line runs near Sturgeon Heights School, so check the exact address.

Junior high and high school

William D. Cuts (7 to 9), then Bellerose Composite (10 to 12).

Catholic schools

Ask Greater St. Albert Catholic Schools which school serves the address. See my St. Albert guide for more.

What that tells me: resale drives this neighbourhood, with 11 sold in 90 days and only 5 for sale. Well-priced resale homes don't wait long. The 3 new homes still listed had been on the market for a median of 98 days, so that's where I'd expect a builder to talk.

What I check on a home in North Ridge

I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.

What's been updated

On a home from the 2000s, shingles, furnace, hot water tank and windows are coming due. I look at what's been replaced versus what's only cosmetic.

The lot and the road

Grading and drainage, the fence and deck, and how close you are to Villeneuve Road. The City is rebuilding parts of that road in 2026, with another section planned for 2028 to 2029.

The paperwork

On a resale: the real property report, permits for basement and deck work, and when to bring in a home inspector. On a new build in Nouveau: possession dates, deposit terms and warranty coverage.
