Edmonton, Alberta · Neighbourhood guide
Current listings first, then schools, parks, what's planned and what I check on a new build here.
Photo is illustrative, not of The Uplands.
Short answer: The Uplands is in the Riverview area on Edmonton's southwest edge, west of Anthony Henday Drive along Wedgewood Creek. It's planned around a future town centre at 199 Street and 23 Avenue. There are no schools in Riverview yet, so students are bused to schools outside the area.
Updated from the MLS® System. Text me the one you like and I'll tell you what I know about it before you book a showing.
What it's like, and who it tends to suit.
The Uplands covers about 280 hectares, between 23 Avenue on the south and Wedgewood Creek on the north, out to 215 Street. The City adopted the plan in September 2015 and amended it in November 2025.
Single-family, semi-detached and duplex homes, row and stacked row housing, and mid-rise mixed-use buildings in the planned Riverview Town Centre.
A park and walkways along the top of the Wedgewood Creek bank, preserved natural areas and stormwater ponds.
Confirm the school for the exact address before you write an offer.
Edmonton Public says the schools serving Riverview are located outside it, so plan on busing. I found no school site in the City's plan for The Uplands itself.
In Stillwater next door, a public K to 9 school received design funding in March 2026. In River's Edge, a K to 9 Catholic school is under construction for fall 2028. A Riverview high school is requested and not funded.
The plan for River's Edge sets aside a district park for a future recreation centre. That's a plan with no funding. See my southwest Edmonton guide for more.
I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.
GST, landscaping, fencing, the deck, appliances and blinds are handled differently by each builder. I line up the all-in cost so you can compare homes fairly.
Grading and drainage, lane or front garage, and what's planned behind and beside you. Check how close you are to Anthony Henday Drive and to the town centre site, which is planned for taller mixed-use buildings.
Possession dates, deposit terms, what the Alberta new home warranty covers, and the walkthrough before you take the keys.

In the Riverview area of southwest Edmonton, west of Anthony Henday Drive, north of 23 Avenue, south of Wedgewood Creek and east of 215 Street.
No. Edmonton Public says the schools serving Riverview are outside the area, so students are bused. A public K to 9 school in Stillwater has design funding and a K to 9 Catholic school in River's Edge is due to open in fall 2028. Confirm the school for a specific address with the division before you buy.
It is a mixed-use centre planned at 199 Street and 23 Avenue in The Uplands. It is in the City's plan and is not built.
Single-family, semi-detached and duplex homes and row and stacked row housing, with mid-rise mixed-use buildings planned in the town centre.
It is not required, but the show home staff work for the builder. Many builders require your REALTOR® to be introduced on your first visit, so text me before you go.
Text me first at 780-220-8449, or book a 20-minute call. I'll pull current numbers, show you what's worth seeing, and help you negotiate. No pressure.
