Short answer: Ardrossan is a hamlet in Strathcona County, about 6 km east of Sherwood Park and 4 km south of Highway 16. It's a small market for family homes: on Oct 3, 2026 there were 5 new and 1 resale detached family homes for sale, and 4 new and 5 resale sold in the previous 90 days. With so few sales, each home has to be priced on its own merits, and the right choice depends on your budget, your commute and the school you want.
Ardrossan is small: a school campus, a big recreation complex and a growing new community, surrounded by acreage country. Buyers come for a quieter setting with Sherwood Park's shopping a short drive away. How to choose where to buy in Ardrossan
Three questions narrow it down.
1. New or resale?
There are only a handful of each for sale at any time, so keep both on your list. Your answer points you to different parts of the hamlet.
2. What does daily life need?
Pick the school and the route first. Ardrossan has an elementary school, a junior-senior high school and a Catholic school, all in the hamlet, and Baseline Road or Highway 16 takes you west to Sherwood Park and Edmonton.
3. What's the all-in budget?
Add GST on a new home, lot premiums, upgrades, fencing and landscaping, plus property taxes. In an older home, I look at what's actually been updated versus what's only cosmetic.

Strathcona County's 2026 residential rates add up to about 7.28 mills, including the education and seniors' housing levies. That's roughly $728 a year for every $100,000 of assessed value, or about $4,370 on a home assessed at $600,000. Confirm the rate for the specific property with the County.
