Pick your budget

What's for sale in each range, and where you'll find the most choice.

Budget

Under $400K

4 new · 8 resale for sale

Very little at this price is a detached family home with three bedrooms up and an ensuite. Look at duplexes and townhomes too, or at an older detached home that needs some updating. I'll tell you what the updating is likely to involve.

Most choice: Leduc (5), Spruce Grove (4) and Fort Saskatchewan (2).

Budget

$400K–$550K

162 new · 99 resale for sale

The busiest range, and where new construction has the most supply. Builders with finished homes here have the most reason to negotiate.

Most choice: Leduc (83), Spruce Grove (67) and Fort Saskatchewan (35).

Budget

$550K–$700K

150 new · 133 resale for sale

More choice between new and resale, bigger lots and more finished basements. This is where it pays to compare the all-in cost of a new home against a resale home that's already landscaped and fenced.

Most choice: Beaumont (63), Leduc (55) and Spruce Grove (46).

Budget

$700K and up

56 new · 77 resale for sale

Larger homes, walkouts, estate lots and acreage-style properties. Fewer buyers at this level, so homes can take longer to sell and each one is priced on its own merits.

Most choice: Sherwood Park (28), Spruce Grove (23) and St. Albert (23).

What the price doesn't include

I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.

On a new home

Ask whether GST is in the price, and what's left to do: landscaping, fencing, a deck, blinds and appliances are handled differently by each builder. I line up the all-in cost so you can compare homes fairly.

On a resale home

Shingles, furnace, hot water tank and windows all have a lifespan. I look at what's actually been replaced versus what's only cosmetic, and when to bring in a home inspector.

On any home

Legal fees, moving, and property taxes, which differ by municipality. Each community guide lists the local tax rate.

Frequently asked questions

How much do I need to buy a detached family home near Edmonton?

In my Oct 1 to 4, 2026 pulls across nine communities around Edmonton, 12 of 689 detached family homes for sale were listed under $400,000, and 261 were listed from $400,000 to $550,000. These are homes with three or more bedrooms above grade, two or more full baths and an ensuite. Prices change often with market conditions and world events.

Where is there the most choice from $400,000 to $550,000?

In those pulls, Leduc (83 homes), Spruce Grove (67 homes), Fort Saskatchewan (35 homes) had the most detached family homes for sale in that range. Prices change often with market conditions and world events.

Can I buy a new home under $400,000?

Rarely as a detached family home: only 4 new ones were listed under $400,000 in the nine communities. New townhomes and duplexes are more common at that price. Remember to check whether GST, landscaping, fencing and appliances are in the builder price.

Is the list price what I will pay?

Not always. On a new home, add what is not included: sometimes GST, and often landscaping, fencing, a deck, blinds or appliances. On any home, budget for legal fees, a home inspection, moving and property taxes. Where homes have been listed a long time, there is usually room to negotiate.
