About Copperhaven

What it's like, and who it tends to suit.

A school in the neighbourhood

Copperhaven School is a K–9 public school on Grove Drive West that opened in 2018. Some lots back right onto the school grounds.

Parks, pond and creek

Parks, multi-use trails and a community pond, with the Atim Creek natural area along the west edge. The newest stage also shows a future park, which is planned and could change.

Still being built

New stages were mapped in 2025, with single-family and duplex lots, some with rear lanes. Expect some construction traffic near the newest streets.

Schools and recreation

Confirm the school for the exact address before you write an offer.

Public school

Copperhaven School (K–9, Parkland School Division) is inside the neighbourhood and also serves Harvest Ridge and Spruce Ridge.

Catholic schools

St. Peter the Apostle Catholic High School (grades 9–12) is nearby on Grove Drive West. For younger grades, ask Evergreen Catholic Schools which school serves the address.

Recreation

The Tri Leisure Centre (pools, arenas, fitness and fieldhouse) is close by. See my Spruce Grove guide for more.

What that tells me: there's a real choice between new and resale here, which isn't true in every Spruce Grove neighbourhood. The new homes have been listed for a median of 104 days, so there's usually room to talk about price, upgrades or closing costs on a finished one.

What I check on a new build in Copperhaven

I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.

What's in the price

GST, landscaping, fencing, the deck, appliances and blinds are handled differently by each builder. I line up the all-in cost so you can compare homes fairly.

The lot

Grading and drainage, lane or front garage, and what's behind you. Backing onto the school field, the pond or the creek area each comes with its own trade-offs.

The paperwork

Possession dates, deposit terms, what the Alberta new home warranty covers, and the walkthrough before you take the keys.
