Spruce Grove, Alberta · Neighbourhood guide
Current listings first, then prices, schools, parks and what I check on a new build here.

Short answer: Easton is a new community on the east side of Spruce Grove, along Highway 16A and Pioneer Road. It has more new homes for sale than any other Spruce Grove neighbourhood: on Oct 1, 2026 there were 19 new and 5 resale detached family homes listed. In the 90 days before that, 9 detached family homes sold for $415,000 to $613,299. Prices change often with market conditions and world events.
Market numbers: REALTORS® Association of Edmonton MLS® data pulled by Jay Lewis on Oct 1, 2026; detached homes with 3+ bedrooms above grade, 2+ full baths and an ensuite. Townhomes and duplexes are not included. Small samples swing a lot, so treat these as a guide, not a valuation. Prices change often with market conditions and world events.

What it's like, and who it tends to suit.
Easton is along Highway 16A and Pioneer Road, on the side of Spruce Grove closest to Edmonton. The Century Crossing shops are nearby.
Front-garage homes, laned homes and townhomes. Ground was broken in 2021, and the plan is for about 1,000 homes plus a commercial area.
Two playgrounds are open, along with a landscaped storm pond. More trails are still to come, and the City's plan keeps a forested natural area. Expect construction traffic while the community builds out.
Confirm the school for the exact address before you write an offer.
Parkland School Division moved Easton to Brookwood School (K–4) and Woodhaven Middle School (5–9) starting in 2023–24. There's no school inside Easton.
Catholic schools in Spruce Grove are run by Evergreen Catholic Schools. Ask the division which school serves the address you're looking at.
Two neighbourhood playgrounds and the pond, with Jubilee Park and the Tri Leisure Centre elsewhere in the city. See my Spruce Grove guide for more.
The numbers from my Oct 1, 2026 pull, for detached family homes.
| New construction | Resale | |

| Sold in the previous 30 days | 1 | 0 |
| Median days listed (homes for sale) | 100 | Too few to say |

What that tells me: 19 new homes for sale against 1 sold in 30 days is a lot of supply, and half of those homes have been listed 100 days or more. If you like a finished new home here, there's usually room to talk about price, upgrades or closing costs.
I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.
GST, landscaping, fencing, the deck, appliances and blinds are handled differently by each builder. I line up the all-in cost so you can compare homes fairly.
Grading and drainage, what's planned behind and beside you, lane or front garage, and how close you are to Highway 16A, Pioneer Road or the future commercial area.

Yes. On Oct 1, 2026 there were 19 new and 5 resale detached family homes for sale, the most new homes of any Spruce Grove neighbourhood. The new homes had been listed for a median of 100 days, which usually means there is room to negotiate on a finished home.
Parkland School Division designated Easton to Brookwood School (K to 4) and Woodhaven Middle School (5 to 9) starting in 2023-24. Catholic schools are run by Evergreen Catholic Schools. Confirm the designated school for a specific address with the school division before you buy.
Two playgrounds, a landscaped storm pond and trails, with more trails and a commercial area still planned. The City's plan also keeps a forested natural area.
Front-garage single-family homes, laned homes and townhomes.
It is not required, but the show home staff work for the builder. Many builders require your REALTOR® to be introduced on your first visit, so text me before you go.
Text me first at 780-220-8449, or book a 20-minute call. I'll pull current numbers, show you what's worth seeing, and help you negotiate. No pressure.
