Which one fits you?

How I'd sort it out if we were talking it through.

Pick Fort Saskatchewan if

You want a new home and room to negotiate. Nearly half the new homes for sale had been listed more than 90 days. It also suits people who work in the Industrial Heartland, and your dollar buys more house: $291 a square foot new against $306 in Sherwood Park.

Pick Sherwood Park if

You want the larger community, with more schools and programs, commuter buses to downtown Edmonton, the University of Alberta and NAIT, and the lower property tax rate of the two. Be ready to move fast: resale homes sold in a median of 15 days.

Either way

Resale is a seller's market in both, at about one month of inventory. A well-priced resale home in either place will not wait for you to think it over.

What the market numbers mean

On resale the two are similar in speed and different in price. Homes sold in a median of 21 days in Fort Saskatchewan and 15 in Sherwood Park, and Sherwood Park cost about $63,000 more at the median and $41 more per square foot. New construction is where they split. Fort Saskatchewan had three times as many new homes for sale and they took a median of 126 days to sell, so a buyer there can ask for upgrades, closing costs or a lower price. In Sherwood Park, 12 of the 20 new homes for sale were in one neighbourhood, Cambrian, and they were selling about as fast as they were listed.

Schools

Confirm the school for the exact address before you write an offer.

Public schools

Both are in Elk Island Public Schools. Fort Saskatchewan has three K to 6 schools, French Immersion at École Parc Élémentaire, SouthPointe School (K to 9), Rudolph Hennig Junior High and Fort Saskatchewan High School. Sherwood Park has many more schools, including two high schools: Salisbury Composite (IB and French Immersion) and Bev Facey (AP).

Catholic schools

Elk Island Catholic Schools serves both. Fort Saskatchewan has St. André Bessette Catholic High School (9 to 12). Sherwood Park has Archbishop Jordan Catholic High School (9 to 12) and French Immersion at two Catholic schools.

Confirm the address

Designated schools depend on the exact address. In the newest neighbourhoods of both towns, kids are often bused to a school elsewhere until a new one is funded and built.

Sherwood Park
