Spruce Grove, Alberta · Neighbourhood guide
Current listings first, then prices, schools, parks and what I check on a new build here.
Photo is illustrative, not of Tonewood.
Short answer: Tonewood is a newer neighbourhood on the east side of Spruce Grove, south of Jubilee Park on Grove Drive. On Oct 1, 2026 there were 7 new and 2 resale detached family homes listed. In the 90 days before that, 4 detached family homes sold for $459,000 to $690,000. That's a small sample, so treat it as a rough guide. Prices change often with market conditions and world events.
Market numbers: REALTORS® Association of Edmonton MLS® data pulled by Jay Lewis on Oct 1, 2026; detached homes with 3+ bedrooms above grade, 2+ full baths and an ensuite. Townhomes and duplexes are not included. Small samples swing a lot, so treat these as a guide, not a valuation. Prices change often with market conditions and world events.
Updated from the MLS® System. Text me the one you like and I'll tell you what I know about it before you book a showing.
What it's like, and who it tends to suit.
Tonewood sits south of Jubilee Park on Grove Drive. The park has the REMAX Spray Park, a playground with an accessible Liberty Swing, picnic shelters, disc golf, a sliding hill, winter skating and paved trails.
Duplexes, townhomes and single-family homes. First-time buyers and move-up families end up shopping the same streets.
The developer is still selling lots, so expect some construction traffic and unfinished landscaping near the newest streets. The name comes from the spruce wood used to make musical instruments.
Confirm the school for the exact address before you write an offer.
Parkland School Division moved Tonewood to Brookwood School (K–4) and Woodhaven Middle School (5–9) starting in 2023–24. Some older marketing still shows other schools, so go by the division.
Catholic schools in Spruce Grove are run by Evergreen Catholic Schools. Ask the division which school serves the address you're looking at.
Jubilee Park is across the road, and the Century Crossing shops are close by. See my Spruce Grove guide for more.

What that tells me: new homes outnumber resale here, and the new ones haven't been sitting as long as in some other Spruce Grove communities. With only a handful of sales, I price each home against recent sales here and in the neighbourhoods next door.
I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.
GST, landscaping, fencing, the deck, appliances and blinds are handled differently by each builder. I line up the all-in cost so you can compare homes fairly.
Grading and drainage, what's planned behind and beside you, lane or front garage, and how close you are to the park or a busier road like Grove Drive.
Possession dates, deposit terms, what the Alberta new home warranty covers, and the walkthrough before you take the keys.

In the 90 days before Oct 1, 2026, 4 detached family homes sold in Tonewood for $459,000 to $690,000. That is a small sample. Townhomes and duplexes sell for less and are not in those numbers. Prices change often with market conditions and world events.
Right now, mostly. On Oct 1, 2026 there were 7 new and 2 resale detached family homes for sale. The new homes had been listed for a median of 43 days.
Parkland School Division designated Tonewood to Brookwood School (K to 4) and Woodhaven Middle School (5 to 9) starting in 2023-24. Catholic schools are run by Evergreen Catholic Schools. Confirm the designated school for a specific address with the school division before you buy.

Duplexes, townhomes and single-family homes.
It is not required, but the show home staff work for the builder. Many builders require your REALTOR® to be introduced on your first visit, so text me before you go.
Text me first at 780-220-8449, or book a 20-minute call. I'll pull current numbers, show you what's worth seeing, and help you negotiate. No pressure.
