What resale homes are selling for, how long they take, and what I do before we list.

Short answer: Devon is a small market, so there is very little sales data to lean on. On Oct 3, 2026 there were 8 resale detached family homes for sale, and only 1 had sold in the previous 90 days, for $787,000. Of the 8 for sale, 5 had been listed more than 90 days. With numbers like that, the price has to be right from the first day. You are also up against new construction: 4 new homes were for sale, and 3 of them had been listed more than 90 days. Prices change often with market conditions and world events.
Source: REALTORS® Association of Edmonton MLS® data pulled by Jay Lewis on Oct 3, 2026; detached homes with 3+ bedrooms above grade, 2+ full baths and an ensuite. Resale means the listing's Occupancy is not New/Never Occupied. Months of inventory is homes for sale divided by monthly sales. Treat these as a guide, not a valuation of your home. Prices change often with market conditions and world events.
Resale detached family homes, with the new homes listed in the same range.
| Price range | Resale for sale | Resale sold (90 days) | Months of inventory | New homes for sale |
|---|---|---|---|---|
| Under $400,000 | 0 | 0 | Too few sales | 0 |
| $400,000 to $550,000 | 1 | 0 | Too few sales | 0 |
| $550,000 to $700,000 | 5 | 0 | Too few sales | 4 |
| $700,000 and up | 2 | 1 | Too few sales | 0 |
Homes for sale are grouped by list price and sold homes by sold price. Small numbers swing a lot.
With 1 sale in 90 days and 8 for sale, there is no pattern to read by price range. I look at a longer period and at nearby towns before settling on a price.
On Oct 3, 2026 there were 4 new detached family homes for sale in Devon, about 4.0 months of supply, and 3 had been listed more than 90 days. A builder with a finished home that has been sitting will often offer upgrades, closing costs or a lower price. A buyer looking at your home may be comparing it with one of those. Your advantages are the things a new home usually does not come with: a finished yard, fence, deck, window coverings and often a developed basement. I price and present your home with that comparison in mind.
Most of the work that gets a home sold happens before the sign goes up.
I've worked in new construction for 25+ years, on the trades side and the sales side. I'll tell you which repairs a buyer will notice and which ones aren't worth your money. If you're thinking about a big renovation before selling, let me look at it with you first so we can double-check it will help the sale.
I use recent sales of homes like yours in Devon, plus the new homes a buyer could choose instead. You'll see the numbers I'm working from. It's a price opinion based on the market, which isn't the same as an appraisal.
The real property report and compliance, permits for basement, deck and garage work, and anything else a buyer's lawyer will ask for. Sorting it early avoids delays at closing. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.

There is too little data to give a reliable number. On Oct 3, 2026, 5 of the 8 resale detached family homes for sale in Devon had been listed more than 90 days, and 1 home had sold in the previous 90 days.
Only 1 resale detached family home sold in Devon in the 90 days to Oct 3, 2026, for $787,000. That is too few to call a typical price, so I look at a longer period and at similar homes in nearby towns. Prices change often with market conditions and world events.
Not right now for this type of home. On Oct 3, 2026 there were 8 resale detached family homes for sale and 1 sale in the previous 90 days, so buyers have choice and time.
It can. On Oct 3, 2026 there were 4 new detached family homes for sale in Devon, and 3 had been listed more than 90 days. Builders with finished homes often offer incentives, so I price and present a resale home with those homes in mind.
