St. Albert, Alberta · Neighbourhood guide
Current listings first, then prices, schools, trails and what I check on a new build here.

Short answer: Riverside is on the west side of St. Albert, along the Sturgeon River near Big Lake and Lois Hole Centennial Provincial Park. On Oct 3, 2026 there were 13 new detached family homes listed and no resale. In the 90 days before that, 14 detached family homes sold for $493,428 to $1,225,000, with a median of $644,500. Prices change often with market conditions and world events.
Market numbers: REALTORS® Association of Edmonton MLS® data pulled by Jay Lewis on Oct 3, 2026; detached homes with 3+ bedrooms above grade, 2+ full baths and an ensuite. Townhomes and duplexes are not included. Small samples swing a lot, so treat these as a guide, not a valuation. Prices change often with market conditions and world events.

What it's like, and who it tends to suit.
The City describes Riverside as minutes from Big Lake and Lois Hole Centennial Provincial Park. The developer counts 145 acres of forest and trails, including a white spruce forest, with links to the Sturgeon River and Red Willow Park.
Front-garage homes, laned homes, bungalow villas, paired homes and townhouses, with condos and apartments in the plan too. The City's plan allows roughly 1,900 low density homes and about 2,100 medium and higher density units.
Development started in the 2010s and has years to go. In 2025 Council heard plan changes for more density near transit routes and a high density apartment parcel. A commercial area called Riverside Landing is planned, with no opening date.
Confirm the school for the exact address before you write an offer.
St. Albert Public Schools designates Ronald Harvey Elementary (K to 6) and William D. Cuts (7 to 9), with French Immersion K to 6 at Leo Nickerson. There's no school inside Riverside today.
In March 2026 the province approved planning for a new Catholic K to 9 school in Riverside. That's planning money only, with no opening date. Today the Catholic division's map puts Riverside in the Bertha Kennedy elementary area.
Riverside Park, built in 2021, has the neighbourhood's first playground, a sliding hill and a soccer pitch. A second park in the white spruce forest has a design but no construction date. See my St. Albert guide for more.

What that tells me: resale homes here get bought as soon as they come up, with 7 sold in 90 days and none for sale on the day I pulled the numbers. New homes are steady, 7 sold against 13 for sale, which is between five and six months of supply. Expect some room on a finished new home and very little on a resale.
I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.
GST, landscaping, fencing, the deck, appliances and blinds are handled differently by each builder. I line up the all-in cost so you can compare homes fairly.
Grading and drainage, lane or front garage, and what's planned behind and beside you. With higher density sites and a commercial area still to come, I check the City's plan for any open land near the lot.

It is not required, but the show home staff work for the builder. Many builders require your REALTOR® to be introduced on your first visit, so text me before you go.
