About SouthPointe

What it's like, and who it tends to suit.

A school in the neighbourhood

SouthPointe School is a K to 9 public school on SouthPointe Boulevard. The hospital is just to the east, and a commercial area sits at the north end of the neighbourhood.

Pond and parks

The plan is built around a central stormwater pond of about 7 hectares with greenways leading to it. The City lists playgrounds at two parks on Allard Way.

Still building

In May 2026 Council approved two rezonings here, one for a new low density stage with park land and one for a medium density site. Expect construction traffic near the newest streets.

Schools and recreation

Confirm the school for the exact address before you write an offer.

Public school

SouthPointe School (K to 9, Elk Island Public Schools) is inside the neighbourhood and is the designated school. The division reported it at 93% of capacity. High school is Fort Saskatchewan High.

Catholic schools

The City's plan shows a future Catholic elementary school beside SouthPointe School. It's planned and not built. Ask Elk Island Catholic Schools which school serves the address today.

Recreation and shopping

The Dow Centennial Centre and the SouthPointe Centre and Cornerstone Centre shops are in the same part of the city. See my Fort Saskatchewan guide for more.

What that tells me: resale homes are the ones selling, 14 in 90 days against 6 for sale. New homes are slower, with 13 for sale, 3 sold, and a median of 103 days on the market. If you like a finished new home here, there's usually room to talk about price, upgrades or closing costs.

What I check on a new build in SouthPointe

I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.

What's in the price

GST, landscaping, fencing, the deck, appliances and blinds are handled differently by each builder. I line up the all-in cost so you can compare it fairly with a resale home that already has them.

The lot

Grading and drainage, lane or front garage, and what's behind you. Some of the newer lots are zero lot line, which puts one side of the house on the property line, so I explain what that means for access and maintenance.

The paperwork

Possession dates, deposit terms, what the Alberta new home warranty covers, and the walkthrough before you take the keys.
