Short answer: Élan is the new community on the west side of Beaumont, west of Range Road 243. On Oct 3, 2026 there were 8 new detached family homes and 1 resale listed. In the 90 days before that, 9 detached family homes sold for $448,350 to $615,000, with a median of $517,000. Prices change often with market conditions and world events.

About Élan
What it's like, and who it tends to suit.
A big plan, early days
The City's Élan plan covers about 515 hectares on the west side. The first neighbourhood inside it is about 65 hectares, and the homes on the MLS® System here were built from 2022 on.
Home types
Single detached homes, semi-detached homes, duplexes and row housing, with apartments allowed on the medium density sites. In 2025 the City amended the plan to allow row housing on up to 15% of a block.
Parc Réunis
The main park has wooden playgrounds, sports courts and outdoor fitness equipment. There's also a community garden, trails and a stormwater pond that some lots back onto.
Schools and recreation
Confirm the school for the exact address before you write an offer.
Public schools
Black Gold School Division doesn't publish a school list by neighbourhood. It uses an address lookup, so check the exact address before you write an offer. The plan reserves part of a school site, but nothing is built on it.
The high school site moved
Older plans show a high school site in the next phase of Élan, south of 50 Avenue. In October 2024 the City moved that site to the Azur and Lakeview area on the other side of town. Don't rely on an old map.
Catholic and francophone
STAR Catholic runs Académie Saint-André Academy (K to 4) and École Mother d'Youville (5 to 9) in Beaumont. École Quatre-Saisons is the francophone school, pre-K to 12. See my Beaumont guide for more.
New or resale in Élan?

What that tells me: new homes are selling at a steady pace, 5 in 90 days against 8 for sale, which is about five months of supply. The ones still listed had been on the market for a median of 78 days, so there's some room on a finished home but I wouldn't count on a deep discount.
What I check on a new build in Élan
I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.
What's in the price
GST, landscaping, fencing, the deck, appliances and blinds are handled differently by each builder. I line up the all-in cost so you can compare homes fairly.
The lot
Grading and drainage, lane or front garage, and what's planned behind and beside you. A commercial site with a gas station has been proposed on Parc Réunis Way, and more phases are planned to the south and north.
The paperwork
Possession dates, deposit terms, what the Alberta new home warranty covers, and the walkthrough before you take the keys.
