Stony Plain, Alberta · Neighbourhood guide
Current listings first, then prices, schools, trails and what I check on a new build here.

Short answer: South Creek is in the southeast corner of Stony Plain, along Atim Creek and Boundary Road. On Oct 2, 2026 there were 5 new detached family homes listed and no resale. In the 90 days before that, 5 detached family homes sold for $422,500 to $670,000, with a median of $534,900. Prices change often with market conditions and world events.
Market numbers: REALTORS® Association of Edmonton MLS® data pulled by Jay Lewis on Oct 2, 2026; detached homes with 3+ bedrooms above grade, 2+ full baths and an ensuite. Townhomes and duplexes are not included. Small samples swing a lot, so treat these as a guide, not a valuation. Prices change often with market conditions and world events.
Updated from the MLS® System. Text me the one you like and I'll tell you what I know about it before you book a showing.
What it's like, and who it tends to suit.
South Creek covers about 64 hectares, with Boundary Road and the town limit on the east and the Fairways community to the north. The Town approved the plan in 2007.
The creek ravine is protected as environmental reserve, and more than 20% of the neighbourhood is open space. There are two stormwater ponds, trails, and a park with a playground beside sports fields.
Single-family homes and duplexes, with a medium density site near Boundary Road. The plan is for about 770 homes. There's no school or shopping inside the neighbourhood, and the stores along Highway 16A are to the north.
Confirm the school for the exact address before you write an offer.
Forest Green School (K to 6, Parkland School Division) lists South Creek among the areas it serves, followed by Westview School for grades 7 to 9.
Catholic schools in Stony Plain are run by Evergreen Catholic Schools. Ask the division which school serves the address you're looking at.
The creek trails and ponds are the draw, and the golf course is close by. See my Stony Plain guide for more.

What that tells me: the 5 new homes for sale had been listed for a median of 226 days, the longest I found in Stony Plain. Homes do sell here, 5 in 90 days, but a new one that has sat for seven months is a home where I'd negotiate hard.
I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.
When a new home has been listed this long, I look for the reason first: price, layout, lot, or a finish that buyers keep walking away from. Sometimes it's only the price.
Grading and drainage matter more beside a creek and ponds. I also check how close the lot is to the south boundary, where the Town's plan shows a future four-lane road.

It is not required, but the show home staff work for the builder. Many builders require your REALTOR® to be introduced on your first visit, so text me before you go.
