Legacy Park, Spruce Grove: Homes for Sale & Neighbourhood Guide

Current listings first, then prices, schools, recreation and what I check on a new build here.

Photo is illustrative, not of Legacy Park.

Short answer: Legacy Park is on the west side of Spruce Grove, west of Jennifer Heil Way around McLeod Avenue, just south of the Tri Leisure Centre and Fuhr Sports Park. On Oct 1, 2026 there were 13 new and 2 resale detached family homes listed. Only 2 detached family homes sold in the 90 days before that, for $475,000 and $555,000, so there isn't enough to call a typical price. Prices change often with market conditions and world events.

Market numbers: REALTORS® Association of Edmonton MLS® data pulled by Jay Lewis on Oct 1, 2026; detached homes with 3+ bedrooms above grade, 2+ full baths and an ensuite. Townhomes and duplexes are not included. Small samples swing a lot, so treat these as a guide, not a valuation. Prices change often with market conditions and world events.

Legacy Park homes for sale

Updated from the MLS® System. Text me the one you like and I'll tell you what I know about it before you book a showing.

About Legacy Park

What it's like, and who it tends to suit.

Next to the rec facilities

The Tri Leisure Centre and Fuhr Sports Park are just to the north, and Highway 16A is to the south. That's the main draw for active families.

An older corner and a new area

The first part of Legacy Park is single-family homes around a stormwater pond. The City has been building roads and services from 2024 to 2026 to open the land to the south, which is where the new homes are.

Planned, not built yet

The City's plan for the area shows a preserved forest stand, a public K–9 school site, a sports field park and trails. Those are plans, not promises, so I wouldn't pay extra for them today.

Schools and recreation

Confirm the school for the exact address before you write an offer.

Public schools

The designated school here has been under review, and I couldn't confirm the current one from the division's website. Call Parkland School Division with the exact address before you write an offer.

Catholic schools

Catholic schools in Spruce Grove are run by Evergreen Catholic Schools. Ask the division which school serves the address you're looking at.

Recreation

The Tri Leisure Centre (pools, arenas, fitness and fieldhouse) and Fuhr Sports Park are next door. See my Spruce Grove guide for more.

What that tells me: 13 new homes for sale and none sold in the last 30 days. It's a new area, so that can change quickly, but right now a buyer has choice and time. I'd compare any home here against new builds in Copperhaven and Harvest Ridge before making an offer.

What I check on a new build in Legacy Park

I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.

What's in the price

GST, landscaping, fencing, the deck, appliances and blinds are handled differently by each builder. I line up the all-in cost so you can compare homes fairly.

The lot

Grading and drainage, what's planned behind and beside you, and how close you are to Highway 16A, Jennifer Heil Way or land that's still to be developed.

The paperwork

Possession dates, deposit terms, what the Alberta new home warranty covers, and the walkthrough before you take the keys.

Frequently asked questions

How much do homes cost in Legacy Park?

Only 2 detached family homes sold in Legacy Park in the 90 days before Oct 1, 2026, for $475,000 and $555,000. That is too few to call a typical price, so I compare against nearby neighbourhoods too. Prices change often with market conditions and world events.

Is Legacy Park mostly new construction?

Right now, yes. On Oct 1, 2026 there were 13 new and 2 resale detached family homes for sale, and none of the new homes had sold in the previous 30 days.

What schools serve Legacy Park?

The designated public school has been under review, so confirm it with Parkland School Division for the exact address. Catholic schools are run by Evergreen Catholic Schools. The City's plan shows a future public K to 9 school site in the area, but it is not built.

What is near Legacy Park?

The Tri Leisure Centre and Fuhr Sports Park are just to the north, and Highway 16A is to the south.

Is Legacy Park still growing?

Yes. The City has been building roads and services from 2024 to 2026 to open more land, and its plan shows a preserved forest stand, parks, trails and a school site that are not built yet.

Do I need my own REALTOR® to buy a new home in Legacy Park?

It is not required, but the show home staff work for the builder. Many builders require your REALTOR® to be introduced on your first visit, so text me before you go.

Looking at homes in Legacy Park?

Text me first at 780-220-8449, or book a 20-minute call. I'll pull current numbers, show you what's worth seeing, and help you negotiate. No pressure.
