Edmonton-Area Communities: Town & Neighbourhood Guides

Nine communities around Edmonton, each with homes for sale, prices, schools and current MLS® numbers.

Photo is illustrative.

Short answer: I help buyers and sellers in Edmonton and nine communities around it: Spruce Grove, Stony Plain, Sherwood Park, Ardrossan, Fort Saskatchewan, St. Albert, Beaumont, Leduc and Devon. Right now most of them are two markets at once: resale family homes sell quickly, while new construction has more supply and more room to negotiate. Pick a community below for homes for sale, prices, schools and taxes.

Choose a community

Months of inventory for detached family homes, from my Oct 1–4, 2026 MLS® pulls. Lower means homes sell faster.

West

Spruce Grove

Resale about 2.4 months · New about 6.8 months

City of about 44,500 west of Edmonton on Highway 16A. Two markets at once: resale homes sell fast, and new construction has far more choice. Six neighbourhood guides below.

West

Stony Plain

Resale about 1.4 months · New about 7.5 months

Town of about 18,000 next door to Spruce Grove. Resale homes are scarce and sell quickly, while new builds give buyers room to negotiate.

East

Sherwood Park

Resale about 1.0 months · New about 3.5 months

Community of about 75,600 in Strathcona County, on Edmonton’s east side. Family homes sell quickly here, new and resale. Be ready to act when the right one comes up.

East

Ardrossan

Small market: few sales

Hamlet in Strathcona County, east of Sherwood Park. A small market with only a handful of homes for sale at a time, so each one is priced on its own merits.

Northeast

Fort Saskatchewan

Resale about 1.2 months · New about 9.2 months

City of about 30,000 on the North Saskatchewan River, northeast of Edmonton. The widest gap between the two markets: resale moves fast and new construction has the most choice.

Northwest

St. Albert

Resale about 1.1 months · New about 3.5 months

City of about 72,000 on Edmonton’s northwest edge. An established city where family homes sell quickly, new and resale.

South

Beaumont

Resale about 3.8 months · New about 7.0 months

City of more than 26,000 just south of Edmonton. One of Alberta’s fastest-growing cities, with more new-build choice than resale.

South

Leduc

Resale about 2.6 months · New about 7.5 months

City of about 36,000 on the QEII, beside the Edmonton International Airport. Resale homes sell faster, and new construction gives buyers more choice.

Southwest

Devon

Small market: few sales

Town of about 7,000 on the North Saskatchewan River, southwest of Edmonton. A small river valley town with far fewer homes for sale than the bigger suburbs.

Months of inventory is homes for sale divided by monthly sales: under about 4 favours sellers, over about 6 favours buyers. Spruce Grove uses 30 days of sales; the others use 90 days. Prices change often with market conditions and world events.

How to choose

Three questions narrow it down.

1. What does daily life need?

Pick the school, the route to work and the recreation first. Test-drive the route at rush hour before you buy.

2. New or resale?

In most of these communities, new builds have more supply and resale homes move faster. Your answer changes where you look and how you negotiate.

3. What's the all-in budget?

Add GST on a new home, lot premiums, upgrades, fencing and landscaping, plus property taxes, which differ by municipality. Each guide lists the local tax rate.

Where is it easiest to negotiate on a new home right now?

In my Oct 1 to 4, 2026 pulls, new detached family homes had the most supply in Fort Saskatchewan (about 9.2 months of inventory), Stony Plain and Leduc (about 7.5 months each), Beaumont (about 7.0) and Spruce Grove (about 6.8). More supply usually means more room to negotiate. Prices change often with market conditions and world events.

In the same pulls, resale detached family homes had the least supply in Sherwood Park (about 1.0 months of inventory), St. Albert (about 1.1), Fort Saskatchewan (about 1.2) and Stony Plain (about 1.4). Prices change often with market conditions and world events.

How do I choose between communities?

Start with daily life: the school you want, your route to work, and the parks and recreation you will use. Then compare what your budget buys in each place, new and resale. Text me and I will pull current numbers for the two or three communities on your list.

Not sure which community fits?

Text me first at 780-220-8449, or book a 20-minute call. Tell me your budget and what daily life needs, and I'll pull current numbers for the two or three places worth comparing. No pressure.
