Market numbers: REALTORS® Association of Edmonton MLS® data pulled by Jay Lewis on Oct 3, 2026; detached homes with 3+ bedrooms above grade, 2+ full baths and an ensuite. Townhomes and duplexes are not included. Small samples swing a lot, so treat these as a guide, not a valuation. Prices change often with market conditions and world events.

About Ruisseau

What it's like, and who it tends to suit.

West side, along the canal

Ruisseau covers about 46 hectares, with the LeBlanc Canal along its east edge. The City approved the plan in October 2013, and the oldest homes date from about then.

Home types

Single detached homes, semi-detached homes, duplexes and attached homes. In March 2025 a rezoning for narrower townhouse lots south of 46 Avenue went to a public hearing. I couldn't confirm the result, so ask the City before you buy beside that block.

Next to Four Seasons Park

The plan puts a district park in the southeast corner beside Four Seasons Park, which has a spray park and ball diamonds. It also shows two stormwater ponds, a tot lot and trails along the canal.

Schools and recreation

Confirm the school for the exact address before you write an offer.

Public schools

Black Gold School Division doesn't publish a school list by neighbourhood. It uses an address lookup, so check the exact address before you write an offer. There's no school site inside Ruisseau.

Catholic and francophone

STAR Catholic runs Académie Saint-André Academy (K to 4) and École Mother d'Youville (5 to 9) in Beaumont. École Quatre-Saisons is the francophone school, pre-K to 12.

Recreation

Four Seasons Park is next door, and the Beaumont Sport and Recreation Centre is elsewhere in the city. See my Beaumont guide for more.

Source: REALTORS® Association of Edmonton MLS® data pulled by Jay Lewis on Oct 3, 2026. New construction means the listing's Occupancy is New/Never Occupied. Prices change often with market conditions and world events.

What that tells me: 9 new homes were for sale and 4 sold in 90 days, and the ones still listed had been on the market for a median of 110 days. If you like a finished new home here, there's usually room to talk about price, upgrades or closing costs.

What I check on a new build in Ruisseau

I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.

What's in the price

GST, landscaping, fencing, the deck, appliances and blinds are handled differently by each builder. I line up the all-in cost so you can compare homes fairly.

The lot

Grading and drainage, lane or front garage, and what's behind you. Backing onto a pond, the canal or the park each comes with its own trade-offs, and I check what's planned for any open block.

The paperwork

Possession dates, deposit terms, what the Alberta new home warranty covers, and the walkthrough before you take the keys.
