Source: REALTORS® Association of Edmonton MLS® data pulled by Jay Lewis on Oct 3, 2026 (Beaumont) and Oct 4, 2026 (Leduc). Both towns use 90 days of sales. New means the listing's Occupancy is New/Never Occupied. Months of inventory is homes for sale divided by monthly sales. Tax figures include the education and seniors housing levies: City of Beaumont 2026 tax rates, City of Leduc 2026 property tax rates. Assessed value isn't the same as sale price. Which one fits you?

How I'd sort it out if we were talking it through.

Pick Beaumont if

You want to be right on Edmonton's south edge, you want French Immersion or francophone schooling close by in a bilingual city, or you are looking for a larger resale home. The resale homes that sold here had a median size of 2,050 square feet.

Pick Leduc if

Price matters most, you work at the airport or in Nisku, or you want the widest choice of new homes. Leduc had 55 new homes listed between $400,000 and $550,000, more than Beaumont had at every price put together.

Either way

New construction is a buyer's market in both. In each, four in ten or more of the new homes for sale had been listed more than 90 days. Property tax rates are nearly the same.

What the market numbers mean

Resale is where these two differ most. Beaumont's median resale price was about $116,000 higher than Leduc's, partly because the homes are bigger. Per square foot the gap is smaller: $293 in Beaumont and $277 in Leduc. Beaumont resale is also slower than most places I track, at 3.8 months of inventory and a median of 41 days to sell, so a resale buyer there has more time than in Leduc. New homes are close in price per square foot, $278 in Beaumont and $265 in Leduc, and slow in both, with a median of more than 100 days to sell.

Schools

Confirm the school for the exact address before you write an offer.

Public schools

Both are in Black Gold School Division. Beaumont's public schools carry the École name, with schools such as École Champs Vallée and École Dansereau Meadows and École Secondaire Beaumont Composite High School. Leduc has two high schools, Leduc Composite and Ohpaho Secondary, which opened in 2024.

Catholic and francophone

STAR Catholic Schools serves both. Leduc has Christ the King (9 to 12). In Beaumont a Catholic high school is planned beside a new public high school, with no opening date. École Quatre-Saisons in Beaumont is the francophone school.

Confirm the address

Black Gold assigns schools by address, and boundaries change as new schools open. I check it with the division on every home we look at.

Recreation and services

Beaumont

The Beaumont Sport and Recreation Centre has an arena, gym, turf field house, aquatics centre, indoor track and climbing centre. Four Seasons Park is 51 acres with a stocked trout pond and a spray park, and Coloniale Golf Club is in the city.

Leduc

The Leduc Recreation Centre is 309,000 square feet with three arenas, an aquatic centre, a fieldhouse and a curling club. Telford Lake has an 8.2 km loop trail, and William F. Lede Park has more than 200 acres of fields and a 40-acre off-leash area.

Health care

Leduc has the Leduc Community Hospital with a 24-hour emergency department. Beaumont does not have a hospital.

Getting to Edmonton

Beaumont is just south of Edmonton on 50 Street (Highway 814). Leduc is farther south on the QEII (Highway 2), next to the Edmonton International Airport and Nisku. Beaumont Transit Route 540 runs to the Mill Woods Transit Centre seven days a week. Leduc Transit Route 1 runs to Edmonton at weekday peak hours, and Route 10 runs to Nisku, the outlet mall and the airport. Test-drive your own route at rush hour before you buy.
