Edmonton, Alberta · Neighbourhood guide
Current listings first, then schools, parks, what's planned and what I check on a new build here.
Photo is illustrative, not of Keswick.
Short answer: Keswick is in the Windermere area of southwest Edmonton, south of Ellerslie Road between the North Saskatchewan River valley and 170 Street SW. It has two K to 9 schools inside it and a walkway along the top of the river bank. It's still being built, and the City amended its plan twice in 2024, so check what's going in beside any lot you like.
Updated from the MLS® System. Text me the one you like and I'll tell you what I know about it before you book a showing.
What it's like, and who it tends to suit.
Keswick covers about 373 hectares. Ellerslie Road is on the north side, 170 Street SW on the east and the river valley on the west. The City adopted the plan in July 2010.
Everything from single-family homes to low-rise apartments, with some medium and high-rise sites in the plan. High-rise land is capped at 1.4 hectares.
A walkway runs the full length of the top of the river bank, and a greenway links the neighbourhood to it. There are two school and park sites, pocket parks and stormwater ponds.
Confirm the school for the exact address before you write an offer.
Joey Moss School (K to 9, Edmonton Public) is in Keswick on 182 Street SW. For 2026-27 it's at the division's Growth Control Level 3, which means new resident students are placed by lottery and a spot isn't guaranteed. Check before you buy for the school.
Joan Carr Catholic Elementary Junior High (K to 9) is on Keswick Drive SW. Ask Edmonton Catholic Schools about boundaries for your address.
A new public school for grades 7 to 12 is under construction next door in Glenridding Heights, with a fall 2028 opening. The Windermere District Park at 170 Street SW and Rabbit Hill Road is starting its first phase. See my southwest Edmonton guide for more.
I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.
GST, landscaping, fencing, the deck, appliances and blinds are handled differently by each builder. I line up the all-in cost so you can compare homes fairly.
Grading and drainage, lane or front garage, and what's planned behind and beside you. Lots along the top of the bank have a public walkway in front of the view, and the plan has higher density sites worth finding on the map first.
Possession dates, deposit terms, what the Alberta new home warranty covers, and the walkthrough before you take the keys.

Yes. The City adopted the plan in 2010 and amended it in June and July 2024.
Single-family homes, semi-detached homes, row housing and low-rise apartments, with some medium and high-rise sites in the plan.
It is not required, but the show home staff work for the builder. Many builders require your REALTOR® to be introduced on your first visit, so text me before you go.
Text me first at 780-220-8449, or book a 20-minute call. I'll pull current numbers, show you what's worth seeing, and help you negotiate. No pressure.
