Home › Leduc

Short answer: Leduc is a city of about 36,000 people (36,060 in the 2023 municipal census) south of Edmonton on the QEII, next door to the Edmonton International Airport. For family homes it's two markets at once. Resale homes sell faster (about 2.6 months of inventory, a seller's market), while new construction has more choice (about 7.5 months, a buyer's market). The right neighbourhood depends on your budget, your commute, the school you want, and how much room you want to negotiate.

Leduc is growing on two sides: new communities like Woodbend, Black Stone and Anderson west of the QEII, and Robinson, Meadowview Park and Southfork on the south and southeast. The older neighbourhoods sit around downtown and Telford Lake. I've worked in new construction for more than 25 years, on the trades side and the sales side, so on this page I compare Leduc the way I'd walk it with you: what homes cost, what's being built, which schools and parks are close, and what I look at in the homes themselves.

How to choose where to buy in Leduc

Three questions narrow it down.

1. New or resale?

Resale family homes sold in a median of 36 days. New construction has more choice and more room to negotiate on upgrades, closing costs or quick-possession homes. Your answer points you to different parts of the city.

2. What does daily life need?

Pick the school, the park and the route first. Highway 2 is the high school boundary: homes east of it go to Leduc Composite and homes west of it to Ohpaho Secondary. Southfork has a Catholic K–8 school, West Haven has a public K–7 school, and Windrose sits beside the golf course.

3. What's the all-in budget?

Add GST on a new home, lot premiums, upgrades, fencing and landscaping, plus property taxes. In an older home, I look at what's actually been updated versus what's only cosmetic.
