Short answer: Greenbury is a newer neighbourhood on the east side of Spruce Grove, beside Jubilee Park. Most of what's for sale is new construction: on Oct 1, 2026 there were 11 new and 1 resale detached family homes listed. In the 90 days before that, 15 detached family homes sold for $435,000 to $769,000, with a median of $585,000. Prices change often with market conditions and world events.

What it's like, and who it tends to suit.
Beside Jubilee Park
Greenbury's trails connect to Jubilee Park, the city's biggest park for unstructured recreation: the REMAX Spray Park, a playground with an accessible Liberty Swing, picnic shelters, disc golf, a sliding hill, winter skating and paved trails.
A mix of home types
Townhomes, duplexes, laned homes with rear garages and front-garage single-family homes, many in a brownstone style. That mix means first-time buyers and move-up families shop the same streets.
Still being built
New phases are still opening, so expect some construction traffic and unfinished landscaping near the newest streets. It also means there are finished new homes to compare side by side.
Schools and recreation
Confirm the school for the exact address before you write an offer.
Public school
Parkland School Division lists Greenbury in the attendance area for Prescott Learning Centre, a K–9 school on Pioneer Road in the neighbouring Prescott community.
Catholic schools
Catholic schools in Spruce Grove are run by Evergreen Catholic Schools. Ask the division which school serves the address you're looking at.
Recreation

What that tells me: there are far more new homes than resale homes for sale here, and the new ones have been sitting a while. If you like a finished new home, there's usually room to talk about price, upgrades or closing costs. If you want resale, you may wait for the right one, so tell me what you're after and I'll watch for it.

What's in the price
GST, landscaping, fencing, the deck, appliances and blinds are handled differently by each builder. I line up the all-in cost so you can compare homes fairly.
The lot
Grading and drainage, what's planned behind and beside you, lane or front garage, and how close you are to the park, a pond or a busier road.
The paperwork
Possession dates, deposit terms, what the Alberta new home warranty covers, and the walkthrough before you take the keys.
