A K to 9 school is coming

A 900-student public K to 9 school is planned for Chérot. The City announced design funding in March 2026 and the province now lists the project at the construction stage. I haven't found an opening date, so ask the division before you count on it.

Recreation campus

The City has approved a concept for a 25-acre amenities campus here with a recreation centre. It's a plan with no build date. For Catholic schools, ask Greater St. Albert Catholic Schools which school serves the address. See my St. Albert guide for more.

What that tells me: this is the fastest new-home market in St. Albert right now. Nine new homes sold in 90 days against 9 for sale, about three months of supply, and the homes still listed had a median of 59 days. I wouldn't expect much off the price, so I'd focus on upgrades, lot choice and possession date.

What I check on a new build in Chérot

I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.

What's in the price

GST, landscaping, fencing, the deck, appliances and blinds are handled differently by each builder. I line up the all-in cost so you can compare homes fairly.

The lot

Grading and drainage, and whether it's a zero lot line home, which puts one side of the house on the property line. I explain what that means for access and maintenance. I also check how close you are to the school and recreation sites.

The paperwork

Possession dates, deposit terms, what the Alberta new home warranty covers, and the walkthrough before you take the keys.
