Edmonton, Alberta · Neighbourhood guide
Current listings first, then schools, parks, what's planned and what I check on a new build here.
Photo is illustrative, not of Hays Ridge.
Short answer: Hays Ridge is in Heritage Valley, in southwest Edmonton, wrapped by the Whitemud Creek ravine with the Jagare Ridge Golf Club built into it. A K to 9 Catholic school, St. Michael the Archangel, is under construction with a fall 2028 opening. The developer says its final phase is now selling, so the choice of new lots is narrowing.
Updated from the MLS® System. Text me the one you like and I'll tell you what I know about it before you book a showing.
What it's like, and who it tends to suit.
Hays Ridge covers about 195 hectares. The ravine is on the north and west sides and 141 Street SW is on the east. The City adopted the plan in April 2012 and amended it in August 2023.
Single-family and semi-detached homes, townhouses and apartments, with some high density in the plan. A commercial site sits at the southeast entrance.
A walkway along the top of the bank, ponds, an adventure playground and trail loops of 1 to 6 km, according to the developer. There's a homeowners association, so ask about the annual fee.
Confirm the school for the exact address before you write an offer.
St. Michael the Archangel, a K to 9 Edmonton Catholic school, is under construction in Hays Ridge and is due to open in fall 2028. Until then, new Hays Ridge students have been directed to Joan Carr in Keswick.
I found no public school in Hays Ridge. Ask Edmonton Public which school serves your address and whether busing applies.
Dr. Anne Anderson High School and its community centre are on 35 Avenue SW. See my southwest Edmonton guide for more.
I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.
GST, landscaping, fencing, the deck, appliances and blinds are handled differently by each builder. I line up the all-in cost so you can compare homes fairly.
Grading and drainage, lane or front garage, and what's behind you. Golf course and ravine lots cost more and come with their own rules and risks, like stray balls and a public path on the top of the bank.
Possession dates, deposit terms, what the Alberta new home warranty covers, and the walkthrough before you take the keys.

It is not required, but the show home staff work for the builder. Many builders require your REALTOR® to be introduced on your first visit, so text me before you go.
