Spruce Grove, Alberta · Community guide
25+ neighbourhoods compared: prices, schools, parks and which one fits you, with monthly MLS® numbers.
Short answer: Spruce Grove is a city of about 44,500 people, roughly 11 km west of Edmonton along Highway 16A, and for family homes it's two markets at once. Resale homes sell fast (about 2.4 months of inventory, a seller's market), while new construction has far more choice (about 6.8 months, a buyer's market). The right neighbourhood depends on your budget, your commute, the school you want, and how much room you want to negotiate.
Choosing a neighbourhood is a bigger decision than choosing a house: you can renovate a house, not its location. I've worked in new construction for more than 25 years, on the trades side and the sales side, so on this page I compare Spruce Grove's neighbourhoods the way I'd walk them with you: what they cost, what's being built, which schools and parks are close, and what I look at in the homes themselves.
Market numbers: REALTORS® Association of Edmonton MLS® data pulled by Jay Lewis on Oct 1, 2026; detached homes with 3+ bedrooms above grade, 2+ full baths and an ensuite, sales in the previous 30 days. Small samples; prices change often with market conditions and world events.
Three questions narrow 25+ neighbourhoods down to two or three.
Resale family homes sell in about five weeks here, often near asking. New construction has much more choice and more room to negotiate on upgrades, closing costs or quick-possession homes. Your answer points you to very different neighbourhoods.
Pick the school, the park and the route first. Greenbury and Tonewood sit beside Jubilee Park, Copperhaven is built around a K–9 school, Harvest Ridge has the Atim Creek trails, and Easton is closest to Edmonton.
Add GST on a new home, lot premiums, upgrades, fencing and landscaping, plus City of Spruce Grove property taxes. In an older home, I look at what's actually been updated versus what's only cosmetic.
Not every buyer wants the same thing. Start with how you live.

What it means for you: if you're buying resale, be ready to move quickly. If you're buying new, you have time to compare, and builders sitting on finished homes are more likely to negotiate on upgrades, closing costs or price. Get it all in the purchase agreement.

Spruce Grove has some of the lowest prices per square foot in the region and more new-build choice than St. Albert or Sherwood Park. Next door, see my Stony Plain guide.

With resale family homes at about 2.4 months of inventory, sellers are in a strong position, but you're also competing with new builds offering incentives. If you're moving up, selling in the faster resale market and buying in the slower new-build market can work in your favour. See how I help sellers, or text me for a free price opinion.

Both. Resale family homes are a seller's market at about 2.4 months of inventory, while new construction is a buyer's market at about 6.8 months (30 days to Oct 1, 2026).
In the 30 days to Oct 1, 2026, the median detached family home sold for about $520,000 resale and $645,000 new, from only 21 and 13 sales, and the new homes were larger. Prices change often with market conditions and world events, so ask me for current numbers in the neighbourhood you like.
It depends on what matters most: Greenbury and Tonewood are beside Jubilee Park, Copperhaven is built around a K–9 school, and Harvest Ridge has the Atim Creek trails. Confirm the designated school for any specific address with the school division.
Easton, Tonewood, Greenbury, Legacy Park, Fenwyck, Prescott and Stoneshire are among the communities with new homes. Phases open and sell out often, so I confirm current builders and availability before you visit.
Over the last 90 days, Easton's family homes sold in the lowest range of the newer communities (about $415,000 to $613,000), and the most new homes for sale are between $400,000 and $550,000, where buyers have the most leverage.
Recently, yes: about $272 per sq ft for new versus $288 for resale (median sold, 30 days to Oct 1, 2026). New homes were larger, and many resale homes have finished basements that aren't counted, so compare the whole package.
About 11 km west of Edmonton's city limits. Highway 16A and Highway 16 are the two main routes into the city. Test-drive your route at rush hour before you buy.
The TransAlta Tri Leisure Centre, the Horizon Stage Performing Arts Centre, more than 40 km of trails including the Heritage Grove Trail, the 60-acre Jubilee Park, and one of the busiest new-home markets in the region.
Often, yes, especially on homes that are already built and in communities with many homes for sale and few sales, like Easton and Legacy Park lately. Builders may prefer upgrades or closing-cost help over a price cut. Get every incentive in writing.
It isn't required, but the show home staff work for the builder. Many builders require your REALTOR® to be introduced on your first visit, and most pay the buyer's-agent commission; I confirm that in writing for each purchase.
