Short answer: Sienna is in the southeast part of Fort Saskatchewan's Southfort area, between 94 Street and 101 Street. On Oct 3, 2026 there were 11 new and 3 resale detached family homes listed. In the 90 days before that, 12 detached family homes sold for $418,820 to $635,000, with a median of $544,000. Prices change often with market conditions and world events.

About Sienna
What it's like, and who it tends to suit.
About three-quarters built
Sienna covers 64 hectares and has been developing since 2007. The City's January 2026 plan puts it at about three-quarters built.
Home types
Single detached homes with front garages or rear lanes, including zero lot line homes, plus semi-detached and attached homes. The newer stages have more laned homes, and in April 2026 the City created a new zoning district here for attached homes.
Know the surroundings
Sienna is south of the Fort Saskatchewan Correctional Centre, with a City stormwater pond between the two as a buffer. I'd rather you hear that from me before a showing than after.
Schools and recreation
Confirm the school for the exact address before you write an offer.
Public schools
Elk Island Public Schools maps Sienna to SouthPointe School (K to 9), then Fort Saskatchewan High (10 to 12). There's no school inside Sienna.
Catholic schools
Catholic schools in Fort Saskatchewan are run by Elk Island Catholic Schools. Ask the division which school serves the address you're looking at.
Parks
Small parks and trails are spread through the neighbourhood, with a stormwater pond at the south edge. The City lists a playground at Sienna Park and a winter snowbank rink at Sienna Gate. See my Fort Saskatchewan guide for more.

What that tells me: new homes are selling here, 7 in 90 days against 11 for sale. But the ones still listed had been on the market for a median of 115 days. Those are the homes where I'd expect room on price, upgrades or closing costs.

What's in the price
GST, landscaping, fencing, the deck, appliances and blinds are handled differently by each builder. I line up the all-in cost so you can compare homes fairly.
The lot
Grading and drainage, lane or front garage, zero lot line or not, and what's planned behind and beside you, including the attached housing sites in the newer stages.
The paperwork
Possession dates, deposit terms, what the Alberta new home warranty covers, and the walkthrough before you take the keys.
