Dansereau Meadows, Beaumont: Homes for Sale & Neighbourhood Guide

Current listings first, then prices, the school, ponds and what I check on a home here.

Photo is illustrative, not of Dansereau Meadows.

Short answer: Dansereau Meadows is in north Beaumont, with a K to 9 public school in its southeast corner. Not many detached family homes come up: on Oct 3, 2026 there were 4 new and 1 resale listed. In the 90 days before that, 4 sold for $442,000 to $689,000. That's a small sample, so treat it as a rough guide. Prices change often with market conditions and world events.

About Dansereau Meadows

What it's like, and who it tends to suit.

North Beaumont

The neighbourhood covers about 64 hectares. Township Road 510 is on the north side and Range Road 243 on the west, with Montalet to the east and Eaglemont Heights to the south.

Ponds and trails

A central pond of nearly 5 hectares, a second dry pond on the south edge by the LeBlanc Canal, a tot lot and trails. The developer counts about 7 km of trails around the two ponds.

Home types

Single and semi-detached homes with front garages or rear lanes, and townhouses. The plan also has a mixed-use site in the northwest and one low-rise apartment site. In November 2024 the City moved the townhouse sites to the northwest and northeast corners.

Schools and recreation

Confirm the school for the exact address before you write an offer.

Public school

École Dansereau Meadows School, on Rue Eaglemont, is a K to 9 Black Gold school with English and French Immersion. Black Gold assigns schools by address lookup, so confirm it for the exact address.

Catholic school

Académie Saint-André Academy, a STAR Catholic K to 4 school, is also on Rue Eaglemont. École Mother d'Youville takes grades 5 to 9.

High school

Beaumont Composite is the public high school today. A new public high school is at the design stage on the southeast side of the city with no opening date. See my Beaumont guide for more.

What that tells me: this is a small market, so one sale moves the numbers. Three new homes sold in 90 days and 4 were for sale, listed for a median of 75 days. With so few sales, I price a home here against Montalet and Eaglemont Heights next door as well.

What I check on a home in Dansereau Meadows

I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.

What's in the price

On a new build, GST, landscaping, fencing, the deck, appliances and blinds are handled differently by each builder. I line up the all-in cost so you can compare homes fairly.

The lot

Grading and drainage, lane or front garage, and what's behind you. Backing onto a pond costs more, and it's worth knowing where the townhouse, mixed-use and apartment sites are before you pick a street.

The paperwork

Possession dates, deposit terms, what the Alberta new home warranty covers, and the walkthrough before you take the keys. On a resale, the real property report and permits.
