Current listings first, then schools, parks, what's planned and what I check on a new build here.

Short answer: Edgemont is on Edmonton's west side just outside Anthony Henday Drive, between Lessard Road and the Wedgewood Creek Ravine. A public K to 9 school has been funded since 2023 and is under construction, but geotechnical work has pushed the opening date to "to be determined". If the school is why you're buying here, ask the division for the latest before you sign.
Updated from the MLS® System. Text me the one you like and I'll tell you what I know about it before you book a showing.
What it's like, and who it tends to suit.
Edgemont covers about 418 hectares, out to 215 Street on the west. The City adopted the plan in June 2011.
Single-family, semi-detached and duplex homes, street-facing row and stacked row housing, and low-rise apartments.
Two preserved natural areas, greenways and paths along the top of the ravine bank. The plan also has a community league site beside the school.
Confirm the school for the exact address before you write an offer.
Edmonton Public's Edgemont K to 9 school was funded for construction in February 2023. The division lists the opening as to be determined because of geotechnical work on the site.
Ask Edmonton Public and Edmonton Catholic which school serves your address and whether busing applies.
The Wedgewood Creek Ravine trails are the main draw. See my southwest Edmonton guide for schools and recreation across the area.
I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.
GST, landscaping, fencing, the deck, appliances and blinds are handled differently by each builder. I line up the all-in cost so you can compare homes fairly.
Grading and drainage, lane or front garage, and what's behind you. Ravine lots cost more and have a public path along the top of the bank. Check how close you are to Anthony Henday Drive on the east side.
Possession dates, deposit terms, what the Alberta new home warranty covers, and the walkthrough before you take the keys.

Yes. The City adopted the plan in June 2011 and it is still building out.
It is not required, but the show home staff work for the builder. Many builders require your REALTOR® to be introduced on your first visit, so text me before you go.
Text me first at 780-220-8449, or book a 20-minute call. I'll pull current numbers, show you what's worth seeing, and help you negotiate. No pressure.
