Woodbend, Leduc: Homes for Sale & Neighbourhood Guide

Current listings first, then prices, schools, parks and what I check on a new build here.

Photo is illustrative, not of Woodbend.

Short answer: Woodbend is in northwest Leduc, west of Highway 2 and directly north of Ohpaho Secondary School. It had more new homes listed than any other Leduc neighbourhood on my last pull: on Oct 4, 2026 there were 23 new and 6 resale detached family homes for sale. In the 90 days before that, 11 detached family homes sold for $361,900 to $630,000, with a median of $438,918. Prices change often with market conditions and world events.

Market numbers: REALTORS® Association of Edmonton MLS® data pulled by Jay Lewis on Oct 4, 2026; detached homes with 3+ bedrooms above grade, 2+ full baths and an ensuite. Townhomes and duplexes are not included. Small samples swing a lot, so treat these as a guide, not a valuation. Prices change often with market conditions and world events.

About Woodbend

What it's like, and who it tends to suit.

Northwest Leduc

Woodbend is west of Highway 2, directly north of Ohpaho Secondary School. Woodbend Market is the local shopping stop, with a grocery store, pharmacy, coffee, fuel and a dental office.

A mix of home types

Front-drive duplexes, rear-lane townhomes, single-family homes with front or rear garages, and larger estate homes. The developer's architectural guidelines apply to every home.

Still growing

In June 2025 the City rezoned about 8.6 hectares in the northwest part for 98 single detached lots, a passive park and part of a school site. The school site is a plan, so I wouldn't pay extra for it today. Expect construction traffic near the newest streets.

Schools and recreation

Confirm the school for the exact address before you write an offer.

Public schools

Black Gold School Division sends Woodbend's K to 6 students to École Leduc Estates School, for both English and French Immersion. Ohpaho Secondary School (grades 8 to 12) is just south of the neighbourhood. Ask the division where grade 7 goes.

Catholic schools

Catholic schools in Leduc are run by STAR Catholic Schools. Ask the division which school serves the address you're looking at.

Parks

Two storm ponds, walking trails and a tot lot. W.E. Hawkins Park, west of Hawthorn Way, was named in July 2026 after Leduc's ninth mayor. See my Leduc guide for more.

What that tells me: 23 new homes for sale against 8 sold in 90 days works out to between eight and nine months of supply, so buyers have choice. The new homes had been listed for a median of 41 days, which is shorter than in most Leduc neighbourhoods, so the well-priced ones do sell.

What I check on a new build in Woodbend

I spent 20+ years in residential construction before real estate. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.

What's in the price

GST, landscaping, fencing, the deck, appliances and blinds are handled differently by each builder. I line up the all-in cost so you can compare homes fairly.

The lot

Grading and drainage, what's planned behind and beside you, lane or front garage, and how close you are to the high school, Woodbend Market or land that hasn't been built on yet.

The paperwork

Possession dates, deposit terms, what the Alberta new home warranty covers, and the walkthrough before you take the keys.
