What's for sale now, what new homes have sold for, and what I check before a buyer signs.
Photo is illustrative, not of Stony Plain.
Short answer: On Oct 2, 2026 there were 25 new detached family homes for sale in Stony Plain, and 10 sold in the previous 90 days for $453,333 to $630,000, with a median of $571,750. That works out to about 7.5 months of supply for new homes, which is a buyer's market. Resale homes are at about 1.4 months. Prices change often with market conditions and world events.
Market numbers: REALTORS® Association of Edmonton MLS® data pulled by Jay Lewis on Oct 2, 2026. Detached homes with 3 or more bedrooms above grade, 2 or more full baths and an ensuite. New construction means the listing's Occupancy is New/Never Occupied. Sales are for the previous 90 days. Small samples swing a lot, so treat these as a guide and not a valuation. Prices change often with market conditions and world events.

The listings above are filtered by year built. My numbers on this page use the MLS® Occupancy field (New/Never Occupied), which is the stricter test, so the two won't match exactly.

Yes, on most finished homes. About 7.5 months of supply is a lot, and 18 of the 25 new homes for sale had been listed for more than 90 days (9 for more than 180). A finished home costs a builder money every month it sits. That usually shows up first as upgrades, landscaping, appliances or a closing credit, and sometimes as a lower price.
I compare any new home against two things before you offer: other new homes nearby, and a resale home that's already landscaped, fenced and finished. The cheaper sticker price is often not the cheaper home.
I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.
GST, landscaping, fencing, the deck, appliances and blinds are handled differently by each builder. I line up the all-in cost so you can compare homes fairly.
Grading and drainage, what's planned behind and beside you, lane or front garage, and whether you're paying a premium for the lot. See what a lot premium is.
Possession dates, deposit terms, and the walkthrough before you take the keys. Every new home in Alberta has warranty coverage of at least 1 year for labour and materials, 2 years for delivery and distribution systems, 5 years for the building envelope and 10 years for major structural components.
A finished home you can move into soon is a different purchase from one that hasn't been started. I explain the difference in what a quick possession home is, and the full process is in my Edmonton New Construction Buyer's Guide.

Ask each builder and get the answer in writing. Many builders advertise prices with GST included, but not all do, and the wording matters.
It is not required, but the show home staff work for the builder. Many builders require your REALTOR® to be introduced on your first visit, so text me before you go.
Text me first at 780-220-8449, or book a 20-minute call. I'll tell you which homes have been sitting, what's included in each price and what I'd offer. No pressure.
