Stony Plain, Alberta · Community guide
25 neighbourhoods compared: prices, schools, parks and which one fits you, with current MLS® numbers.
Short answer: Stony Plain is a town of about 18,000 people (2021 census), about 20 km west of Edmonton and next door to Spruce Grove. For family homes it's two markets at once. Resale homes are scarce and sell in about three weeks (about 1.4 months of inventory, a seller's market), while new construction has far more choice (about 7.5 months, a buyer's market). The right neighbourhood depends on your budget, your commute, the school you want, and how much room you want to negotiate.
Stony Plain is smaller and quieter than Spruce Grove, with a walkable Old Town, an 18-hole golf course in town and newer communities such as Westerra on the south side. I've worked in new construction for more than 25 years, on the trades side and the sales side, so on this page I compare the neighbourhoods the way I'd walk them with you: what they cost, what's being built, which schools and parks are close, and what I look at in the homes themselves.
Market numbers: REALTORS® Association of Edmonton MLS® data pulled by Jay Lewis on Oct 2, 2026; detached homes with 3+ bedrooms above grade, 2+ full baths and an ensuite, sales in the previous 90 days. Small samples; prices change often with market conditions and world events.
Three questions narrow 25 neighbourhoods down to two or three.
Resale family homes sell in about three weeks here, and only 14 were for sale on Oct 2. New construction has more choice and more room to negotiate on upgrades, closing costs or quick-possession homes. Your answer points you to different parts of town.
Pick the school, the park and the route first. Westerra is a walk from the high school, South Creek and The Fairways sit by the golf course, Meridian Heights has the French Immersion school, and Old Town is walkable to shops.
Add GST on a new home, lot premiums, upgrades, fencing and landscaping, plus Town of Stony Plain property taxes. In an older home, I look at what's actually been updated versus what's only cosmetic.
Not every buyer wants the same thing. Start with how you live.

What I hear most from buyers looking west of Edmonton.
About 18,000 people, a walkable Old Town with 40 murals, and Farmers' Days at Heritage Park every June. It's quieter than Spruce Grove, which is right next door.
New family homes sold for a median of about $278 per square foot over the last 90 days, compared with about $289 in Edmonton and $294 in St. Albert and Sherwood Park.
25 new family homes were for sale on Oct 2 and 10 sold in 90 days. 18 of the 25 had been listed for more than 90 days, so builders have reason to talk.
The 18-hole Stony Plain Golf Course has a driving range and a free four-hole course for kids, with The Fairways, Graybriar and South Creek around it.
About 45 km of trails and more than 30 playgrounds, plus Rotary Park's pond and winter skating, a spray park and an off-leash dog park.
The WestView Health Centre in Stony Plain has a 24/7 emergency department, which matters to a lot of the families and downsizers I work with.
From new communities on the south side to character homes in Old Town. Price ranges are what family homes actually sold for in the last 90 days.
A Qualico community in the south of town with an environmental reserve of mature trees, playgrounds and paved trails, and Memorial Composite High School within walking distance. The most choice in town right now: 7 new and 5 resale family homes for sale on Oct 2.
A newer community planned by the town as "The Brickyard at Old Town". Six new family homes were for sale on Oct 2, and half of them had been listed for more than four months, which can mean room to negotiate.
A Qualico community with a storm pond, Atim Creek, and a park with a playground and sports fields, near the golf course. Five new family homes for sale on Oct 2.
A Qualico community with multi-use trails and a forested environmental reserve along its east edge. A mix of newer resale homes and the last new builds.
Developed from the mid-1990s beside the Stony Plain Golf Course, with golf course views, walking paths and Fairway Park. Mostly detached homes, with some new construction still being built.
South-central Stony Plain, at 48 Street and 79 Avenue. Most family homes here were built in the 2000s, so you get a newer home on a finished street with grown-in landscaping.
On the east side of town beside the Stony Plain Golf Course and Atim Creek, with townhouses, larger detached homes and adult-living condos, and walking paths through the community.
A community on the south edge of town with some of Stony Plain's highest-priced homes. One family home here sold for $1.3 million in the last 90 days.
An established 1990s neighbourhood near the south edge of town, served by High Park School (K–9). Homes here don't come up often.
Family homes built in the 2000s that sold in the lowest price range of the neighbourhoods with regular sales. None were for sale on Oct 2, so new listings tend to move quickly.
Mature neighbourhoods from the 1970s and 1980s served by École Meridian Heights School (K–9, with French Immersion). Bigger lots and older homes, where I look closely at what has actually been updated.
The heart of Stony Plain: cottages and bungalows a short walk from shops, restaurants, Shikaoi Park and the murals. The town is redeveloping Old Town South with a new recreation facility.
Price ranges: REALTORS® Association of Edmonton MLS® data, detached family homes (3+ bedrooms above grade, 2+ full baths, ensuite) sold in the 90 days to Oct 2, 2026, new and resale. Small samples; ask me for current numbers.

Family homes, detached, 3+ bedrooms above grade, 2+ full baths and an ensuite. Stony Plain is a small market, so I use 90 days of sales.

What it means for you: if you're buying resale, be ready to move quickly, because there are few homes and they sell in about three weeks. If you're buying new, you have time to compare, and builders sitting on finished homes are more likely to negotiate on upgrades, closing costs or price. Get it all in the purchase agreement.

About 45 km of trails and more than 30 playgrounds. Rotary Park has a pond with a fountain, painted bridges, a gazebo, disc golf and winter skating. Shikaoi Park is a Japanese garden beside Town Hall. There's also a spray park, a skate park and the Umbach off-leash dog park.
Heritage Park has banquet halls, a large pavilion, an outdoor stage and a riding arena, and hosts the Farmers' Days Rodeo and Exhibition each June. The Glenn Hall Centennial Arena, 16 sports fields and 14 ball diamonds round out the town's facilities.
The heated six-lane outdoor pool is open from the May long weekend to the September long weekend. For year-round swimming, arenas, indoor fields and a track, residents share the TransAlta Tri Leisure Centre in Spruce Grove with Spruce Grove and Parkland County.
Stony Plain's outdoor gallery has 40 murals, with horse-and-wagon tours in summer, and the Pioneer Museum has a collection of heritage buildings. A new Community Recreation Facility in Old Town South (track, turf field, sport courts, pickleball and curling) was planned to open in late 2026.
School is often the first filter for families. Here's how it's organized.
Run by Parkland School Division: Memorial Composite High School (10–12) beside Westerra, Westview School (K–9, opened in 2023), High Park School (K–9), Forest Green School (K–6) and École Meridian Heights School (K–9), which offers French Immersion for all of Stony Plain.
Evergreen Catholic runs St. John Paul II Catholic School (to Grade 8) in town, and the nearest Catholic high school is in Spruce Grove. École La Trinité is the francophone school; in March 2026 the Province funded planning for a permanent K–12 building.
Designated schools depend on the address and can change as new communities open. Before you buy, confirm the school for the specific address with the school division. I'll help you check it on every home we look at.
Stony Plain is about 20 km west of Edmonton. Highway 16A runs east through Spruce Grove, and Highway 628 (79 Avenue) runs about 19 km to Edmonton's city limits, where it becomes Whitemud Drive. There's no direct commuter bus from Stony Plain: on-demand local transit connects to the Route 560 commuter bus in Spruce Grove on weekdays. Test-drive your route at rush hour before you buy.
Stony Plain's 2026 residential rates add up to about 9.43 mills, including the education and seniors' housing levies. That's roughly $943 a year for every $100,000 of assessed value, or about $4,700 on a home assessed at $500,000. Assessed value isn't the same as sale price, so check the tax notice for the specific home.

With resale family homes at about 1.4 months of inventory, sellers are in a strong position. If you're moving up, selling in the fast resale market and buying in the slower new-build market can work in your favour. See how I help sellers, or text me for a free price opinion.

Both. Resale family homes are a seller's market at about 1.4 months of inventory, while new construction is a buyer's market at about 7.5 months (sales pace over the 90 days to Oct 2, 2026).
Over the 90 days to Oct 2, 2026, the median detached family home sold for about $496,000 resale (31 sales) and about $572,000 new (10 sales). The new homes were larger. Prices change often with market conditions and world events, so ask me for current numbers in the neighbourhood you like.
Westerra, The Brickyard and South Creek had the most new family homes for sale on Oct 2, 2026, with a few more in Silverstone, The Fairways, Graybriar, Sun Meadows and Genesis on the Lakes. Phases open and sell out often, so I confirm current builders and availability before you visit.
Often, yes. On Oct 2, 2026, 18 of the 25 new family homes for sale had been on the market more than 90 days. Builders may prefer upgrades or closing-cost help over a price cut. Get every incentive in writing.
Recently, yes: about $278 per sq ft for new versus $298 for resale (median sold, 90 days to Oct 2, 2026). New homes were larger, and many resale homes have finished basements that aren't counted, so compare the whole package.
