Is there room to negotiate?

Less than in most places around Edmonton. New homes in St. Albert are at about 3.5 months of supply, so builders here have less reason to move on price, and the negotiation is more often about what is included and the possession date. It still depends on the home: 13 of the 28 for sale had been listed for more than 90 days, and those are the ones to ask about.

I compare any new home against two things before you offer: other new homes nearby, and a resale home that's already landscaped, fenced and finished. The cheaper sticker price is often not the cheaper home.

What I check on a new build in St. Albert

I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.

What's in the price

GST, landscaping, fencing, the deck, appliances and blinds are handled differently by each builder. I line up the all-in cost so you can compare homes fairly.

The lot

Grading and drainage, what's planned behind and beside you, lane or front garage, and whether you're paying a premium for the lot. See what a lot premium is.

The paperwork

Possession dates, deposit terms, and the walkthrough before you take the keys. Every new home in Alberta has warranty coverage of at least 1 year for labour and materials, 2 years for delivery and distribution systems, 5 years for the building envelope and 10 years for major structural components.

A finished home you can move into soon is a different purchase from one that hasn't been started. I explain the difference in what a quick possession home is, and the full process is in my Edmonton New Construction Buyer's Guide.
