What's for sale now, what new homes have sold for, and what I check before a buyer signs.

Short answer: On Oct 4, 2026 there were 20 new detached family homes for sale in Sherwood Park, and 17 sold in the previous 90 days for $474,900 to $1,045,000, with a median of $638,000. That works out to about 3.5 months of supply for new homes, which is a seller's market. Resale homes are at about 1.0 months. Prices change often with market conditions and world events.

Market numbers: REALTORS® Association of Edmonton MLS® data pulled by Jay Lewis on Oct 4, 2026. Detached homes with 3 or more bedrooms above grade, 2 or more full baths and an ensuite. New construction means the listing's Occupancy is New/Never Occupied. Sales are for the previous 90 days. Small samples swing a lot, so treat these as a guide and not a valuation. Prices change often with market conditions and world events.
Homes built in 2026, updated from the MLS® System. Text me the one you like and I'll tell you what I know about it before you visit the show home.
The listings above are filtered by year built. My numbers on this page use the MLS® Occupancy field (New/Never Occupied), which is the stricter test, so the two won't match exactly.

Less than in most places around Edmonton. New homes in Sherwood Park are at about 3.5 months of supply, so builders here have less reason to move on price, and the negotiation is more often about what is included and the possession date. It still depends on the home: 2 of the 20 for sale had been listed for more than 90 days, and those are the ones to ask about.
I compare any new home against two things before you offer: other new homes nearby, and a resale home that's already landscaped, fenced and finished. The cheaper sticker price is often not the cheaper home.
I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.
GST, landscaping, fencing, the deck, appliances and blinds are handled differently by each builder. I line up the all-in cost so you can compare homes fairly.
Grading and drainage, what's planned behind and beside you, lane or front garage, and whether you're paying a premium for the lot. See what a lot premium is.
Possession dates, deposit terms, and the walkthrough before you take the keys. Every new home in Alberta has warranty coverage of at least 1 year for labour and materials, 2 years for delivery and distribution systems, 5 years for the building envelope and 10 years for major structural components.
A finished home you can move into soon is a different purchase from one that hasn't been started. I explain the difference in what a quick possession home is, and the full process is in my Edmonton New Construction Buyer's Guide.

On my last pull, the most new detached family homes were in Cambrian, Hillshire and Hearthstone. Phases open and sell out, so I confirm what is available before you visit.
Ask each builder and get the answer in writing. Many builders advertise prices with GST included, but not all do, and the wording matters.
It is not required, but the show home staff work for the builder. Many builders require your REALTOR® to be introduced on your first visit, so text me before you go.
Text me first at 780-220-8449, or book a 20-minute call. I'll tell you which homes have been sitting, what's included in each price and what I'd offer. No pressure.
