Short answer: Cambrian is the new community on the north side of Sherwood Park, at the corner of Highway 16 and Highway 21, west of Oldman Creek. It's where most of Sherwood Park's new homes are selling: on Oct 4, 2026 there were 12 new and 4 resale detached family homes listed. In the 90 days before that, 14 detached family homes sold for $474,900 to $720,000, with a median of $595,450. Prices change often with market conditions and world events.

About Cambrian
What it's like, and who it tends to suit.
Part of Cambrian Crossing
The County's Cambrian Crossing plan covers about 365 hectares northwest of Highways 16 and 21. Cambrian is the part west of Oldman Creek, and Hearthstone is the part east of it. The first residents moved in late in 2023.
Home types
Single-family homes, including estate homes along the ravine, plus duplexes and townhomes. The plan also allows stacked townhouses and low-rise apartments.
Years of building ahead
The school division expects the area to finish around 2037. A main street with shops, a grocery-anchored commercial area and a large central park are planned and not built, so expect construction for a long time.
Schools and recreation
Confirm the school for the exact address before you write an offer.
Public schools today
Elk Island Public Schools designates Westboro Elementary (K to 6), Clover Bar Junior High (7 to 9) and Salisbury Composite High (10 to 12). None of them is in Cambrian, so kids are bused.
A school is requested, not funded
A K to 9 Cambrian School for 950 students is the division's second capital priority for 2027 to 2030. The site is on Cambrian Boulevard. The province hasn't funded it, so I wouldn't count on it for your kids' school years.
Catholic schools and parks
Elk Island Catholic Schools has Cambrian in the Holy Spirit Catholic School area for K to 4 starting in 2026-27. The developer counts 7 parks, 4 ponds, 2 playgrounds and 8 km of ravine trails. See my Sherwood Park guide for more.

What that tells me: this is a fast new-home market. Twelve new homes sold in 90 days against 12 for sale, about three months of supply, and the ones listed had a median of only 33 days. I wouldn't expect much off the price, so I'd put the effort into lot choice, upgrades and possession date.
What I check on a new build in Cambrian
I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.
What's in the price
GST, landscaping, fencing, the deck, appliances and blinds are handled differently by each builder. I line up the all-in cost so you can compare homes fairly.
The lot
Grading and drainage, lane or front garage, and what's planned behind and beside you. The CN rail line runs along the south edge and two highways border the area, so I check noise on the lot itself, at different times of day.
The paperwork
Possession dates, deposit terms, what the Alberta new home warranty covers, and the walkthrough before you take the keys.
