Anderson, Leduc: Homes for Sale & Neighbourhood Guide

Current listings first, then prices, schools, trails and what I check on a new build here.

Photo is illustrative, not of Anderson.

Short answer: Anderson is a new neighbourhood in northwest Leduc, beside Deer Creek and just north of Woodbend. On Oct 4, 2026 there were 15 new detached family homes listed and no resale. Only 2 detached family homes sold in the 90 days before that, for $380,952 and $400,000, so there isn't enough to call a typical price. Prices change often with market conditions and world events.

Market numbers: REALTORS® Association of Edmonton MLS® data pulled by Jay Lewis on Oct 4, 2026; detached homes with 3+ bedrooms above grade, 2+ full baths and an ensuite. Townhomes and duplexes are not included. Small samples swing a lot, so treat these as a guide, not a valuation. Prices change often with market conditions and world events.

About Anderson

What it's like, and who it tends to suit.

Beside Deer Creek

Anderson is west of Highway 2, bordered by Grant MacEwan Boulevard, Creekside Drive and Deer Creek. It connects to the creek and to Leduc's Multiway trail system.

Home types

Townhomes, laned homes and homes with front attached garages. The developer sets four exterior styles: Heritage, Contemporary, Modern Farmhouse and Prairie.

What's planned

In May 2026 the City rezoned a 1.33 hectare parcel on Deer Valley Drive for townhomes or apartments of one to four storeys. A proposed plan change would add a stormwater pond and commercial land on the north side. Plans change, so ask what's going in beside any lot you like.

Schools and recreation

Confirm the school for the exact address before you write an offer.

Public schools

In early 2026 the Black Gold board designated Anderson to Linsford Park School for K to 6 in English and École Leduc Estates School for French Immersion, then École Leduc Junior High for grades 7 to 9. It's a new designation, so confirm it with the division for your address.

Catholic schools

Catholic schools in Leduc are run by STAR Catholic Schools. Ask the division which school serves the address you're looking at.

Parks and shopping

The developer lists Mary Marsh Park, Deer Valley Park, Harry Bienert Park, the Kinsmen Deer Valley Gardens and the Deer Valley off-leash dog park as walkable. Woodbend Market is the closest shopping. See my Leduc guide for more.

What that tells me: every detached family home listed here is new, with 15 for sale and 2 sold in 90 days. That's a lot of supply for the pace of sales, so there's usually room to talk about price, upgrades or closing costs on a finished home. With so few sales, I'd compare against Woodbend next door before making an offer.

What I check on a new build in Anderson

I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.

What's in the price

GST, landscaping, fencing, the deck, appliances and blinds are handled differently by each builder. I line up the all-in cost so you can compare homes fairly.

The lot

Grading and drainage, lane or front garage, and what's planned behind and beside you. Backing onto the creek is a plus for most buyers, and the future multi-family and commercial sites are worth locating on the map first.

The paperwork

Possession dates, deposit terms, what the Alberta new home warranty covers, and the walkthrough before you take the keys.
