Short answer: Southfort is the southeast side of Fort Saskatchewan, and the MLS® System lists it as South Fort. On Oct 3, 2026 there were 18 new and 7 resale detached family homes listed. In the 90 days before that, 18 detached family homes sold for $459,999 to $898,000, with a median of $560,000. Prices change often with market conditions and world events.

About Southfort
What it's like, and who it tends to suit.
The southeast growth area
The City's Southfort plan covers about 700 hectares south and east of Highways 15 and 21. Inside it are Southfort Estates, Southfort Ridge and Southfort Meadows, along with SouthPointe and Sienna, which have their own pages.
Recreation and shopping
The Dow Centennial Centre is here, on a site it shares with Taurus Field, a park and ride and St. André Bessette Catholic High School. Cornerstone Centre and SouthPointe Centre are the shopping areas along the highway, and the hospital opened here in 2012.
Ponds, parks and rinks
Several stormwater ponds have trails around them. In winter the City keeps a boarded rink at Lesley Macmillan Park on Greenfield Link and a snowbank rink at South Ridge Park on Redding Way.

Confirm the school for the exact address before you write an offer.
Public schools
Elk Island Public Schools maps most of Southfort to SouthPointe School (K to 9). A strip beside Highway 21, around Southridge Boulevard, goes to Fort Saskatchewan Elementary (K to 6) and Rudolph Hennig Junior High. High school is Fort Saskatchewan High.
A new school is planned
The division plans a grades 7 to 12 school on the Southridge school site to replace Fort Saskatchewan High and Rudolph Hennig. It's at the planning stage with no opening date, so I wouldn't count on it for your kids' school years.
Catholic schools
St. André Bessette Catholic High School (9 to 12) is at the Dow Centennial Centre site. For younger grades, ask Elk Island Catholic Schools which school serves the address. See my Fort Saskatchewan guide for more.

What that tells me: both new and resale are selling. Seven new homes sold in 90 days against 18 for sale, which is between seven and eight months of supply, and the new homes had been listed for a median of 63 days. There's some room to negotiate on a finished new home, less on a well-priced resale.
What I check on a new build in Southfort
I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.
What's in the price
GST, landscaping, fencing, the deck, appliances and blinds are handled differently by each builder. I line up the all-in cost so you can compare homes fairly.
The lot
Grading and drainage, lane or front garage, and what's planned behind and beside you. The plan has medium and high density sites and a future school site, so I find those on the map first.
The paperwork
Possession dates, deposit terms, what the Alberta new home warranty covers, and the walkthrough before you take the keys.
