Edmonton, Alberta · Neighbourhood guide
Current listings first, then schools, parks, what's planned and what I check on a new build here.
Photo is illustrative, not of Desrochers.
Short answer: Desrochers is a compact neighbourhood in Heritage Valley, in southwest Edmonton, between Heritage Valley Trail and James Mowatt Trail. Dr. Anne Anderson High School is on its north edge. The City's plan shows a future LRT station here, but that phase of the line has no funding or dates, so I wouldn't pay extra for it today.
Updated from the MLS® System. Text me the one you like and I'll tell you what I know about it before you book a showing.
What it's like, and who it tends to suit.
Desrochers covers about 110 hectares, from 35 Avenue SW south to 41 Avenue SW. The City adopted the plan in November 2010.
Single-family and semi-detached homes and street-facing row housing with rear lanes, with higher density planned near the future station.
A conserved tree stand the City calls the SW7 Natural Area, a central school and park site of about 4 hectares, and two stormwater ponds.
Confirm the school for the exact address before you write an offer.
St. Thomas Aquinas Catholic School is on Desrochers Boulevard SW. Ask Edmonton Catholic Schools about grades and boundaries for your address.
The plan has a K to 9 school site in the middle of the neighbourhood, and I found no public school listed there yet. Ask Edmonton Public which school serves your address. Dr. Anne Anderson High School is on 35 Avenue SW.
Phase 1 of the Capital Line South extension stops north of Ellerslie Road and is expected to finish construction in 2029. Phase 2, which would reach Desrochers, has a concept design and nothing more. See my southwest Edmonton guide for more.
I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.
GST, landscaping, fencing, the deck, appliances and blinds are handled differently by each builder. I line up the all-in cost so you can compare homes fairly.
Grading and drainage, lane or front garage, and what's planned behind and beside you. The land near the future station is planned for higher density, so check the map before you buy beside open ground.
Possession dates, deposit terms, what the Alberta new home warranty covers, and the walkthrough before you take the keys.

It is not required, but the show home staff work for the builder. Many builders require your REALTOR® to be introduced on your first visit, so text me before you go.
Text me first at 780-220-8449, or book a 20-minute call. I'll pull current numbers, show you what's worth seeing, and help you negotiate. No pressure.
