Spruce Grove, Alberta · Neighbourhood guide
Current listings first, then prices, schools, trails and what I check on a home here.

Short answer: Harvest Ridge is in northwest Spruce Grove, north of Grove Drive and west of Jennifer Heil Way, beside the Atim Creek natural area. It's mostly a resale market: on Oct 1, 2026 there were 2 resale and no new detached family homes listed. In the 90 days before that, 9 detached family homes sold for $455,000 to $680,000. Prices change often with market conditions and world events.
Market numbers: REALTORS® Association of Edmonton MLS® data pulled by Jay Lewis on Oct 1, 2026; detached homes with 3+ bedrooms above grade, 2+ full baths and an ensuite. Townhomes and duplexes are not included. Small samples swing a lot, so treat these as a guide, not a valuation. Prices change often with market conditions and world events.
Updated from the MLS® System. Text me the one you like and I'll tell you what I know about it before you book a showing.
What it's like, and who it tends to suit.
Pathways link the neighbourhood to the Atim Creek natural corridor. It was designed around native vegetation and wildlife corridors, so it suits people who want trails out the back door.
A large play field with a baseball diamond and two soccer fields, playgrounds and a naturalized pond. The City started replacing the Harvest Ridge Park playground this fall.
Single-family and duplex homes, most with mature yards and finished landscaping. The developer still shows lots, but few new homes come up on the MLS® System here.
Confirm the school for the exact address before you write an offer.
Harvest Ridge is in the attendance area for Copperhaven School, a K–9 Parkland School Division school on Grove Drive West.
St. Peter the Apostle Catholic High School (grades 9–12) is nearby on Grove Drive West. For younger grades, ask Evergreen Catholic Schools which school serves the address.
The Tri Leisure Centre and Fuhr Sports Park are a walk away for many homes. See my Spruce Grove guide for more.
The numbers from my Oct 1, 2026 pull, for detached family homes.

What that tells me: very little is for sale here at any one time, and homes that are priced well don't wait long. If Harvest Ridge is on your list, tell me what you're after and I'll watch for it, including homes before they're widely advertised.
I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.
Shingles, furnace, hot water tank and windows all have a lifespan. I look at what's actually been replaced versus what's only cosmetic.
Grading and drainage, the fence and deck, and what's behind you. Backing onto the creek corridor or a field is a plus for most buyers, and it's priced that way.
The real property report and compliance, permits for basement and deck work, and when to bring in a home inspector.

Not many. On Oct 1, 2026 there were no new detached family homes listed on the MLS System and 2 resale homes. The developer still shows lots, so ask me what is available before you visit a show home.

It is not required, but the show home staff work for the builder. Many builders require your REALTOR® to be introduced on your first visit, so text me before you go.
Text me first at 780-220-8449, or book a 20-minute call. I'll pull current numbers, show you what's worth seeing, and help you negotiate. No pressure.
