About Black Stone

What it's like, and who it tends to suit.

Southwest Leduc

The City adopted the plan for Black Stone in January 2015. It's far enough along now that resale homes come up regularly beside the new ones.

Home types

The City's plan allows single detached homes, duplexes and fee simple townhouses, with sites set aside for stacked townhouses and apartments of two to four storeys.

Changes proposed in 2026

A 2026 amendment proposed a smaller commercial site, more medium density land, and changes to parks and a collector road. It went to a public hearing in April 2026. I couldn't confirm the result, so ask the City what was approved before you buy beside open land.

Schools and recreation

Confirm the school for the exact address before you write an offer.

Public schools

Since the 2024-25 school year, Black Gold School Division has sent Black Stone's K to 6 students to West Haven Public School for English and École Leduc Estates School for French Immersion.

A school is planned

A new K to 9 public school in Black Stone is the division's top capital request for 2027 to 2030. The province hasn't approved it, so I wouldn't count on it for your kids' school years.

Catholic schools and recreation

Catholic schools in Leduc are run by STAR Catholic Schools. The City keeps an outdoor hockey rink here in winter, the Black Stone Rink. See my Leduc guide for more.

What that tells me: sales have kept up with listings here. Eleven homes sold in 90 days against 16 for sale, and the new homes had been listed for a median of 35 days, the shortest of any Leduc neighbourhood in my pull. I wouldn't expect a big discount on a well-priced home.

What I check on a home in Black Stone

I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.

What's in the price

On a new build, GST, landscaping, fencing, the deck, appliances and blinds are handled differently by each builder. I line up the all-in cost so you can compare it fairly with a resale home that already has them.

The lot

Grading and drainage, lane or front garage, and what's planned behind and beside you, especially near the commercial site, the medium density sites and the future school.

The paperwork

On a new build: possession dates, deposit terms and what the Alberta new home warranty covers. On a resale: the real property report, permits, and when to bring in a home inspector.
