Edmonton, Alberta · Neighbourhood guide
Current listings first, then schools, parks, what's planned and what I check on a new build here.
Photo is illustrative, not of Chappelle.
Short answer: Chappelle is the largest neighbourhood in Heritage Valley, in southwest Edmonton, between 28 Avenue SW and 41 Avenue SW with the Whitemud Creek Ravine on its west side. It has two public K to 9 schools inside it. Both are full enough that the division has put controls on new registrations at one of them, so ask about the school before you buy for it.
Updated from the MLS® System. Text me the one you like and I'll tell you what I know about it before you book a showing.
What it's like, and who it tends to suit.
Chappelle covers about 462 hectares. Heritage Valley Trail is on the east side and the ravine on the west. The City adopted the plan in February 2008 and last amended it in December 2023.
Single-family, semi-detached and duplex homes, row and stacked row housing, low-rise apartments and some high density sites.
About 30 hectares of parks, a walkway along the top of the ravine, two promenades and a trail in the pipeline corridor. The developer's Chappelle Gardens area has a residents' association building called the Social House.
Confirm the school for the exact address before you write an offer.
Garth Worthington School and Donald R. Getty School are both K to 9 and both in Chappelle. For 2026-27 Donald R. Getty is at Growth Control Level 3: new resident students are placed by lottery and a spot isn't guaranteed.
Ask Edmonton Catholic Schools which school serves your address. St. Thomas Aquinas is next door in Desrochers.
Dr. Anne Anderson High School and its community centre (gym, fitness and running track) are on 35 Avenue SW. See my southwest Edmonton guide for more.
I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.
GST, landscaping, fencing, the deck, appliances and blinds are handled differently by each builder. I line up the all-in cost so you can compare homes fairly.
Grading and drainage, lane or front garage, and what's planned behind and beside you. A pipeline corridor runs through the neighbourhood, and 41 Avenue SW and Heritage Valley Trail carry the traffic on the edges.
Possession dates, deposit terms, what the Alberta new home warranty covers, and the walkthrough before you take the keys.

It is not required, but the show home staff work for the builder. Many builders require your REALTOR® to be introduced on your first visit, so text me before you go.
Text me first at 780-220-8449, or book a 20-minute call. I'll pull current numbers, show you what's worth seeing, and help you negotiate. No pressure.
