Beaumont, Alberta · Neighbourhood guide
Current listings first, then prices, schools, parks and what I check on a home here.
Photo is illustrative, not of Triomphe Estates.
Short answer: Triomphe Estates is on the southeast edge of Beaumont, south of Forest Heights. On Oct 3, 2026 there were 10 new and 8 resale detached family homes listed. In the 90 days before that, 13 detached family homes sold for $384,906 to $880,000, with a median of $563,000. The range is wide because the neighbourhood has both estate lots and smaller laned homes. Prices change often with market conditions and world events.
Market numbers: REALTORS® Association of Edmonton MLS® data pulled by Jay Lewis on Oct 3, 2026; detached homes with 3+ bedrooms above grade, 2+ full baths and an ensuite. Townhomes and duplexes are not included. Small samples swing a lot, so treat these as a guide, not a valuation. Prices change often with market conditions and world events.
Updated from the MLS® System. Text me the one you like and I'll tell you what I know about it before you book a showing.
What it's like, and who it tends to suit.
Forest Heights is to the north, Glenbrae Meadows and Beaumont Lakes are to the west, and Range Road 241 on the east side is the city limit, with farmland beyond it.
The west half has estate lots. East of 38 Street the City's plan calls for single detached homes with front garages or rear lanes, duplexes and street-facing townhouses. There are no apartment sites.
The first 61 lots were registered in 2009 and then development stalled. The City adopted a new plan in 2015 and amended it in 2022, when 205 lots had been built on the west half. That history is why you see homes of different ages on nearby streets.
Confirm the school for the exact address before you write an offer.
Black Gold School Division doesn't publish a school list by neighbourhood. It uses an address lookup, so check the exact address before you write an offer. There's no school site inside Triomphe Estates.
The City has set aside land in the Azur and Lakeview area for a public high school and a Catholic high school side by side. The province lists the public one at the design stage with no opening date, so I wouldn't buy for it yet.
The plan has a park in the northwest, a pocket park in the east, and a stormwater pond in the southwest with walkways that link to the parks and ponds in Glenbrae Meadows and Beaumont Lakes. See my Beaumont guide for more.

What that tells me: both new and resale are selling here. Five new homes sold in 90 days against 10 for sale, which is about six months of supply, and the new homes had been listed for a median of 55 days. Resale is tighter, with 8 sold and 8 for sale. There's some room on a finished new home, less on a well-priced resale.
I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.
On a new build, GST, landscaping, fencing, the deck, appliances and blinds are handled differently by each builder. I line up the all-in cost so you can compare it fairly with a resale home that already has them.
Grading and drainage, lane or front garage, and what's behind you. On the east side that can be the city limit and farmland today, and I'd check what's planned there before paying extra for the view.
On a new build: possession dates, deposit terms and what the Alberta new home warranty covers. On a resale: the real property report, permits, and when to bring in a home inspector.

Black Gold School Division assigns schools through an address lookup and does not publish a list by neighbourhood. Catholic schools are run by STAR Catholic Schools. Confirm the designated school for a specific address with the school division before you buy.
The City has set aside land in the Azur and Lakeview area for a public and a Catholic high school. The province lists the public school at the design stage, and there is no opening date.
Estate homes on the west side, and single detached homes with front garages or rear lanes, duplexes and townhouses on the east side.
It is not required, but the show home staff work for the builder. Many builders require your REALTOR® to be introduced on your first visit, so text me before you go.
Text me first at 780-220-8449, or book a 20-minute call. I'll pull current numbers, show you what's worth seeing, and help you negotiate. No pressure.
