Short answer: Hillshire is a new neighbourhood on the southeast edge of Sherwood Park, south of Wye Road and Nottingham. On Oct 4, 2026 there were 5 new detached family homes listed and no resale. In the 90 days before that, 4 sold for $638,000 to $1,045,000. That's a small sample at the higher end of Sherwood Park's new homes. Prices change often with market conditions and world events.

About Hillshire
What it's like, and who it tends to suit.
Southeast edge
Hillshire covers about 62 hectares south of Wye Road, with Nottingham to the north. The County adopted the plan in November 2016, and the first residents were expected in 2023.
Home types
Single-family homes, semi-detached homes and townhouses, with apartments up to four storeys allowed. The plan tops out at 1,056 homes.
What the plan includes
A park with a playground on the west side, a woodland nature park with trails in the southeast, a wetland pond in the centre and a stormwater pond in the north. Two small commercial sites sit at the north entrance, and there's a grocery centre across Wye Road.
Schools and recreation
Confirm the school for the exact address before you write an offer.
Public schools
I couldn't confirm the designated schools for Hillshire on the Elk Island Public Schools website. Call the division with the exact address before you write an offer.
Catholic schools
Catholic schools in Sherwood Park are run by Elk Island Catholic Schools. Ask the division which school serves the address you're looking at.

What that tells me: it's a small market at a higher price point. Four new homes sold in 90 days against 5 for sale, and the ones listed had a median of 53 days. At $351 a square foot, the highest of the new Sherwood Park neighbourhoods, I'd look hard at what's included before comparing it with Cambrian.
What I check on a new build in Hillshire
I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.
What's in the price
At this price, finishes vary a lot. GST, landscaping, fencing, the deck, appliances and blinds are handled differently by each builder, so I line up the all-in cost.
The lot
Grading and drainage, and what's behind you. Backing onto the woodland or the pond costs more, and I check where the commercial and apartment sites are in the plan.
The paperwork
Possession dates, deposit terms, what the Alberta new home warranty covers, and the walkthrough before you take the keys.
