Current listings first, then schools, what's planned and what I check on a new build here.
Photo is illustrative, not of Stillwater.
Short answer: Stillwater is in the Riverview area on Edmonton's southwest edge, south of 23 Avenue and west of 199 Street. The plan has a public K to 9 school site and a Catholic K to 9 site. The public school received design funding in March 2026, which is progress, but there's no opening date and students are bused out of the area today.
Updated from the MLS® System. Text me the one you like and I'll tell you what I know about it before you book a showing.
What it's like, and who it tends to suit.
Stillwater covers about 315 hectares, out to 215 Street on the west. The City adopted the plan in November 2016.
The plan includes a town centre with a main street. Ask what's built and what's still a drawing before you count on walking to it.
A preserved natural area and a greenway along the pipeline corridor. Ask whether a residents' association fee applies to the home you're looking at and what it covers.
Confirm the school for the exact address before you write an offer.
Edmonton Public's Stillwater K to 9 school received design funding in March 2026. Design funding isn't construction funding, and there's no opening date.
Edmonton Public says the schools serving Riverview are located outside the area, so plan on busing. The plan also has a Catholic K to 9 site in the south part of Stillwater.
A K to 9 Catholic school, St. Patrick, is under construction in River's Edge for fall 2028. See my southwest Edmonton guide for more.
I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.
GST, landscaping, fencing, the deck, appliances and blinds are handled differently by each builder. I line up the all-in cost so you can compare homes fairly.
Grading and drainage, lane or front garage, and what's planned behind and beside you. Find the school sites, the town centre and the pipeline corridor on the map before you pick a street.
Possession dates, deposit terms, what the Alberta new home warranty covers, and the walkthrough before you take the keys.

In the Riverview area of southwest Edmonton, south of 23 Avenue (Maskekosihk Trail), west of 199 Street and east of 215 Street.
A public K to 9 school received design funding in March 2026. It does not have construction funding or an opening date. Students are bused to schools outside Riverview today. Confirm the school for a specific address with the division before you buy.
Ask the builder or the developer what the annual fee is, what it covers and whether it applies to the home you are looking at.
Yes. The City adopted the plan in November 2016.
It is not required, but the show home staff work for the builder. Many builders require your REALTOR® to be introduced on your first visit, so text me before you go.
Text me first at 780-220-8449, or book a 20-minute call. I'll pull current numbers, show you what's worth seeing, and help you negotiate. No pressure.
