Short answer: Devon is a town of about 7,000 people on the North Saskatchewan River, southwest of Edmonton. It's a small market for family homes: on Oct 3, 2026 there were 4 new and 8 resale detached family homes for sale, and 3 new and 1 resale sold in the previous 90 days. With so few sales, each home has to be priced on its own merits, and the right choice depends on your budget, your commute and the school you want.

Devon is a smaller, established river valley town. Imperial Oil built it after the Leduc No. 1 oil discovery in 1947. There are far fewer homes for sale here than in the bigger suburbs, so patience and good information matter. I've worked in new construction for more than 25 years, on the trades side and the sales side, so on this page I compare Devon the way I'd walk it with you: what homes cost, what's being built, which schools and parks are close, and what I look at in the homes themselves.

How to choose where to buy in Devon

Three questions narrow it down.

1. New or resale?

There are only a handful of each for sale at any time, so keep both on your list. Your answer points you to different parts of town.

2. What does daily life need?

Pick the school, the park and the route first. The Ravines area has walkout and ravine-backing lots, the older streets are closer to the river valley parks and schools, and Highway 60 and Highway 19 set your commute.

3. What's the all-in budget?

Add GST on a new home, lot premiums, upgrades, fencing and landscaping, plus property taxes. In an older home, I look at what's actually been updated versus what's only cosmetic.

Why buyers choose Devon

What I hear most from buyers looking here.

Less competition

Only 12 detached family homes were for sale on Oct 3. Fewer buyers look here, which can help when you negotiate.

What homes cost

New family homes sold for a median of about $278 per square foot over the last 90 days, and resale homes for about $273. Small samples, so treat these as a guide.

The river valley

Voyageur Park has a boat launch and picnic area, and it is the west end of the 88 km river valley trail system that runs to Fort Saskatchewan.

Small-town pace

About 7,000 people, with Devon Days each June and Christmas in the Park each winter.

A hospital in town

Devon General Hospital has a 24-hour emergency department.

Bike town

About 10 km of paved multi-use trails, plus the Riverview Bike Park with a skills area, pump track and dirt jumps.

Devon neighbourhoods

A small community, so the choice is mostly between the new area and the established streets.

New construction

What it means for you: Devon doesn't have enough sales to talk about a seller's or buyer's market with confidence. What the numbers do show is that 8 of the 12 family homes for sale have been listed for more than 90 days, so there is usually room for a conversation on price. I price each home against the few recent sales and against similar homes in nearby communities.
