Short answer: Westerra is in the southwest part of Stony Plain, between Meridian Road and Golf Course Road, south of 79 Avenue. It has the most choice in town: on Oct 2, 2026 there were 7 new and 5 resale detached family homes listed. In the 90 days before that, 7 detached family homes sold for $499,000 to $745,000, with a median of $573,600. Prices change often with market conditions and world events.

About Westerra
What it's like, and who it tends to suit.
Southwest Stony Plain
The Town adopted the plan for this area in 2003, covering about 210 acres. It runs from 79 Avenue south to the town boundary, so there are 20-year-old homes on the older streets and new ones at the south end.
Home types
Mostly single-family homes, with semi-detached homes and zero lot line homes in the newer stages and two medium density sites in the plan.
Still building
A new stage went to a public hearing in January 2025 and another, south of Westerra Drive, in January 2026. Expect construction traffic at the south end.
Schools and recreation
Confirm the school for the exact address before you write an offer.
Public schools
High Park School (K to 9, Parkland School Division) lists the Lake Westerra Estates area among the neighbourhoods it serves. Memorial Composite High School (10 to 12) is inside Westerra on Golf Course Road.
Catholic schools
Catholic schools in Stony Plain are run by Evergreen Catholic Schools. Ask the division which school serves the address you're looking at.
Parks
Lake Westerra, in the northeast corner, is planned as a regional park. There are two preserved wetlands, ball diamonds, soccer fields, a playground and paved trails. See my Stony Plain guide for more.

What that tells me: there's a real choice between new and resale here, which is rare in Stony Plain. The new homes had been listed for a median of 67 days, and only 1 sold in the last 30, so there's usually room to talk on a finished one.
What I check on a home in Westerra
I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.
What's in the price
On a new build, GST, landscaping, fencing, the deck, appliances and blinds are handled differently by each builder. I line up the all-in cost so you can compare it fairly with a resale home that already has them.
The lot
Grading and drainage, and whether it's a zero lot line home, which puts one side of the house on the property line. I also check what's behind you: a wetland, the school fields or land that's still to be built on.
The paperwork
On a new build: possession dates, deposit terms and warranty coverage. On a resale: the real property report, permits, and when to bring in a home inspector.
