New Construction in Southwest Edmonton

New homes for sale now, then where they're being built, schools, roads and what I check.

Photo is illustrative.

Short answer: Most of the new homes in southwest Edmonton are going up in three City plan areas: Windermere, Heritage Valley and Riverview, plus Edgemont just outside Anthony Henday Drive. The homes are the easy part to compare. What differs most from one neighbourhood to the next is schools, and several schools here are full enough that new students are placed by lottery. Start with the school and the road you will use every day, then pick the lot.

Where the new homes are

Three City plan areas and one neighbourhood on its own. Each link goes to a guide with current homes for sale.

Windermere

South of Ellerslie Road on both sides of 170 Street SW. Keswick runs along the river valley and has two K to 9 schools. Glenridding Ravine follows Whitemud Creek. Glenridding Heights, between them, is where the new public schools are being built.

Heritage Valley

South of Anthony Henday Drive between Whitemud Creek and the QEII. Chappelle is the largest, with Desrochers, Cavanagh, Paisley and Hays Ridge around it.

Riverview and Edgemont

West of Anthony Henday Drive. The Uplands, Stillwater and River's Edge make up Riverview, the newest area, with no schools open yet. Edgemont is to the north along the Wedgewood Creek Ravine.

Schools: check this first

Confirm the school for the exact address with the division before you write an offer.

Some schools use a lottery

For 2026-27, Edmonton Public has Joey Moss, Donald R. Getty, Dr. Lila Fahlman and Dr. Margaret-Ann Armour schools at Growth Control Level 3. New resident students are placed by lottery and a spot isn't guaranteed, so living across the street doesn't settle it. Ask the division before you buy for a school.

Under construction

Glenridding Heights: a public K to 6 school and a public school for grades 7 to 12, both due in fall 2028. Three K to 9 Catholic schools are also due in fall 2028: St. Sophia in Cavanagh, St. Michael the Archangel in Hays Ridge and St. Patrick in River's Edge. Edgemont's public K to 9 school is under construction with no opening date.

Planned, not funded to build

Stillwater's public K to 9 school has design funding. A Catholic high school in Glenridding Heights has planning approval. A Riverview high school is a request. Dr. Anne Anderson High School is getting an addition, tentatively for fall 2027. Until schools open, Riverview students are bused to schools outside the area.

Roads and LRT

What's being built, and when the City expects it done. Dates slip, so treat them as estimates.

Terwillegar Drive

The City is rebuilding it as an expressway in stages. Stage 1 finished in 2024 and Stage 2 is done apart from landscaping. Stage 3 adds a new northbound bridge over Anthony Henday Drive and a pedestrian bridge linking Windermere, and the City expects it in service by 2028.

Ellerslie Road

Widening from two lanes to four, with a new bridge over Whitemud Creek, from the Ambleside Eco Station access to west of 135 Street SW. Work started in 2025 and the City expected most of it done in 2026.

LRT

Phase 1 of the Capital Line South extension runs 4.5 km from Century Park to just north of Ellerslie Road, with Twin Brooks and Heritage Valley North stations. Major construction began in 2025 and is expected to finish in 2029, with testing after that. Phase 2, farther south to Desrochers, has a concept design and no dates. The Heritage Valley Park and Ride is open.

Recreation and services

Recreation centres

The Terwillegar recreation centre on Leger Road is the big one for the southwest. The Dr. Anne Anderson Community Centre on 35 Avenue SW has a gym, fitness area and running track.

District parks

The built parts of Heritage Valley District Park were finished in November 2025: fields, diamonds, trails, an amphitheatre and a sliding hill. The next stage has no funding. Windermere District Park, at 170 Street SW and Rabbit Hill Road, is starting its first phase and has room set aside for a future recreation facility.

Library and hospital

The expanded Heritage Valley library branch opened in February 2026. The City's plan still shows a hospital campus south of Ellerslie Road, but the Province dropped its funding in the 2024 budget and I couldn't find a newer commitment. I wouldn't buy for the hospital.

Property taxes

Edmonton's 2026 residential tax rate is about 1.036% of assessed value, municipal and education combined. That works out to roughly $1,036 a year for every $100,000 of assessed value, or about $5,200 on a home assessed at $500,000. Assessed value isn't the same as sale price, and a new home is often assessed part way through its first year.

Tax rates: City of Edmonton 2026 residential tax rate. Rates are set each spring.

What I check on a new build here

I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.

What's in the price

GST, landscaping, fencing, the deck, appliances and blinds are handled differently by each builder. I line up the all-in cost so you can compare homes fairly.

The lot and what's around it

Grading and drainage, lane or front garage, zero lot line or not, and what the City's plan shows beside you. In these areas that includes school sites, higher density sites, pipeline corridors and public walkways along the ravines.

Fees and paperwork

Several communities here have a residents' or homeowners association with an annual fee, so ask what it is. Then possession dates, deposit terms, what the Alberta new home warranty covers, and the walkthrough before you take the keys.
