Cavanagh, Edmonton: Homes for Sale & Neighbourhood Guide

Current listings first, then schools, parks, what's planned and what I check on a new build here.

Photo is illustrative, not of Cavanagh.

Short answer: Cavanagh is on the southeast side of Heritage Valley, in southwest Edmonton, between Blackmud Creek and the Queen Elizabeth II Highway. A K to 9 Catholic school, St. Sophia, is under construction here with a fall 2028 opening. The highway is the trade-off: it's handy, and you can hear it from the east side.

About Cavanagh

What it's like, and who it tends to suit.

Between the creek and the highway

Cavanagh covers about 147 hectares. Blackmud Creek wraps the north and west sides, the QEII is on the east and 41 Avenue SW on the south. The City adopted the plan in July 2013.

Home types

Mostly single-family and semi-detached homes, with some row housing and low-rise apartments.

Parks

The Blackmud Creek ravine with a walkway along the top of the bank, pocket parks and stormwater ponds. The plan also has a commercial centre.

Schools and recreation

Confirm the school for the exact address before you write an offer.

A Catholic school is coming

St. Sophia, a K to 9 Edmonton Catholic school, is under construction in Cavanagh and is due to open in fall 2028.

Public schools

I found no public school in Cavanagh. Ask Edmonton Public which school serves your address and whether busing applies.

High school

Dr. Anne Anderson High School and its community centre are on 35 Avenue SW. See my southwest Edmonton guide for more.

What I check on a new build in Cavanagh

I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.

What's in the price

GST, landscaping, fencing, the deck, appliances and blinds are handled differently by each builder. I line up the all-in cost so you can compare homes fairly.

The lot

Grading and drainage, lane or front garage, and what's behind you. I check highway noise on the lot itself at different times of day, and creek lots have a public walkway along the top of the bank.

The paperwork

Possession dates, deposit terms, what the Alberta new home warranty covers, and the walkthrough before you take the keys.
