Paisley, Edmonton: Homes for Sale & Neighbourhood Guide

Current listings first, then schools, what's planned and what I check on a new build here.

Photo is illustrative, not of Paisley.

Short answer: Paisley is a small neighbourhood in Heritage Valley, in southwest Edmonton, one quarter section between 141 Street SW and Heritage Valley Trail. The plan has no school site, so students go to schools in other neighbourhoods. It suits buyers who want a newer home at a smaller scale and don't need a school on the next street.

Updated from the MLS® System. Text me the one you like and I'll tell you what I know about it before you book a showing.

About Paisley

What it's like, and who it tends to suit.

One quarter section

Paisley covers about 65 hectares. 28 Avenue SW is on the south side and Rosehill Cemetery is to the north. The City adopted the plan in August 2011.

Home types

Single-family and semi-detached homes, zero lot line homes, row and stacked row housing and low-rise apartments. The plan is for about 1,300 homes.

The pipeline corridor

A pipeline corridor crosses the neighbourhood on a diagonal. It's open green space, and it also limits what can be built or planted on the lots beside it.

Schools and recreation

Confirm the school for the exact address before you write an offer.

No school inside

I found no school site in the City's plan for Paisley. Ask Edmonton Public which school serves your address and whether busing applies.

Catholic schools

Edmonton Catholic has directed new Paisley students to Joan Carr in Keswick since February 2026. Confirm that for your address.

High school

Dr. Anne Anderson High School and its community centre are on 35 Avenue SW. See my southwest Edmonton guide for more.

What I check on a new build in Paisley

I've worked in new construction for 25+ years, on the trades side and the sales side. I'm not a home inspector, engineer or lawyer, and I'll tell you when you need one.

What's in the price

GST, landscaping, fencing, the deck, appliances and blinds are handled differently by each builder. I line up the all-in cost so you can compare homes fairly.

The lot

Grading and drainage, and whether it's a zero lot line home, which puts one side of the house on the property line. Beside the pipeline corridor, I ask what the right-of-way allows before you plan a fence, deck or garage.

The paperwork

Possession dates, deposit terms, what the Alberta new home warranty covers, and the walkthrough before you take the keys.
