St. Albert, Alberta · Community guide
Prices, schools, parks, taxes and which neighbourhood fits you, with current MLS® numbers.
Short answer: St. Albert is a city of about 72,000 people (72,316 in the 2024 municipal census) on Edmonton's northwest edge, founded in 1861. Family homes sell quickly here: resale homes are at about 1.1 months of inventory and new construction at about 3.5 months, both seller's markets. The right neighbourhood depends on your budget, your commute and the school you want, and you'll want to be ready to act when the right home comes up.
St. Albert is mostly established neighbourhoods with mature trees along the Sturgeon River, plus newer communities on the west and north edges. New-home construction is concentrated mainly in Riverside and Chérot right now, and Jensen Lakes is still developing. I've worked in new construction for more than 25 years, on the trades side and the sales side, so on this page I compare St. Albert the way I'd walk it with you: what homes cost, what's being built, which schools and parks are close, and what I look at in the homes themselves.
Market numbers: REALTORS® Association of Edmonton MLS® data pulled by Jay Lewis on Oct 3, 2026; detached homes with 3+ bedrooms above grade, 2+ full baths and an ensuite, sales in the previous 90 days. Small samples; prices change often with market conditions and world events.
Three questions narrow it down.
Resale family homes sold in a median of 13 days. New construction has more choice and more room to negotiate on upgrades, closing costs or quick-possession homes. Your answer points you to different parts of the city.
Pick the school, the park and the route first. Riverside is beside Big Lake and Lois Hole Centennial Provincial Park, Jensen Lakes has a beach, Erin Ridge is close to shopping, and The Gardens and Lacombe Park have mature trees and bigger lots.
Add GST on a new home, lot premiums, upgrades, fencing and landscaping, plus property taxes. In an older home, I look at what's actually been updated versus what's only cosmetic.
