Source: REALTORS® Association of Edmonton MLS® data pulled by Jay Lewis on Oct 1, 2026 (Spruce Grove) and Oct 2, 2026 (Stony Plain). Spruce Grove medians and months of inventory use 30 days of sales. Stony Plain is a smaller market, so I use 90 days there. New means the listing's Occupancy is New/Never Occupied. Months of inventory is homes for sale divided by monthly sales. Tax figures include the education and seniors housing levies: City of Spruce Grove 2026 property tax rate bylaw, Town of Stony Plain 2026 Tax Rate Bylaw. Assessed value isn't the same as sale price. Prices change often with market conditions and world events.

Which one fits you?

How I'd sort it out if we were talking it through.

Pick Spruce Grove if

You want the most new construction to choose from, a K to 9 school inside your neighbourhood in places like Copperhaven, or the Tri Leisure Centre and the bigger stores in the same city. It is also the closer of the two to Edmonton.

Pick Stony Plain if

You like a smaller town with a walkable Old Town, you are shopping resale under about $500,000, or you want a new home that has been sitting long enough for the builder to deal. On Oct 2, 18 of its 25 new homes had been listed more than 90 days.

Either way

Resale homes move fast in both, at 2.4 months of inventory in Spruce Grove and 1.4 in Stony Plain, so have your financing ready. New homes are the opposite in both, with about seven months of supply.

What the market numbers mean

The two markets behave the same way. Resale is tight and new construction has room to negotiate. The difference is scale: Spruce Grove had 140 detached family homes for sale and Stony Plain had 39. In Stony Plain that means fewer choices on any given week, and it also means a good resale home can be gone in about three weeks. New homes in Spruce Grove sold at a higher median, $645,000 against $571,750, mostly because the Spruce Grove homes that sold were larger. Price per square foot is close: $272 new in Spruce Grove and $278 in Stony Plain.

Schools

Confirm the school for the exact address before you write an offer.

Public schools

Both are in Parkland School Division. Spruce Grove has K to 9 schools such as Prescott Learning Centre and Copperhaven School, plus Spruce Grove Composite High School. Stony Plain has Westview School (K to 9, opened in 2023), High Park School, Forest Green School, French Immersion at École Meridian Heights and Memorial Composite High School.

Catholic schools

Evergreen Catholic Schools serves both. St. Peter the Apostle Catholic High School (9 to 12) is in Spruce Grove. In Stony Plain, St. John Paul II Catholic School goes to Grade 8, so Catholic high school students go to Spruce Grove.

Confirm the address

Designated schools depend on the exact address and change as new neighbourhoods open. I check it with the division on every home we look at.

Recreation and services

Shared recreation

The TransAlta Tri Leisure Centre in Spruce Grove is shared by Spruce Grove, Stony Plain and Parkland County. It has an aquatic centre, two NHL-size arenas, indoor fields, a gym and a running track.
